UAD 3.6 discussion

Like every other change, there will be some initial pain and a burn-in period and if the new form requires additional time and work, fees will adjust to some new equilibrium.

The appraisers who are worried about there not being enough busienss should actually hope that the new form takes more time and decreases efficeincy, as that would actually have the effect of increasing demand for appraisers.
What are they hiding? They have published the UAD 3.5 spec and it is available online on both the Fannie and Freddie websites....you may not like the new UAD 3.6 spec, but it is out there and available for anyone to look at. You may also may think it sucks, but there is nothing dishonest about it.
 
Have you watched the NightHawk video Bradford has on their site ? Maybe they will give you a form to test ride.
I watched it Glenn, and my initial impression is that the Bradford dude smoked some serious crack before launching into that nonsensical speeded up rant about "doing the xml file first" What a maroon!

Wrote him off then and there. Too bad really, because they were quite helpful during the ACI outage in December of 22.

It's going to be interesting to see what the software providers charge now for their service annually for primarily one form. Or access to the online portal for the one form.

The whole time I've been appraising, I've been with ala mode. There's only going to be a handful of forms needed now. Because the uad 3.6 knows and does all.

How are the appraisal software providers going to justify an increase in annual fees for one form?

I suspect direct lenders and banks ordering for their portfolio side will stay with the old forms for the foreseeable future. My guess is the GSE’s have tweaked 3.6 so much for their own use that it will be too hard to integrate into the workflow for anything other than GSE work.

The new forms are setup for automated review. No need for human reviewers going forward. This will increase the number of licensed appraisers without work even more.

Call me chicken little all you want but this profession is near death.
Funny thing is, y’all on here have been saying stuff like that for the last 20 years, and it’s not like any of that commentary is lost on anyone else that cares to look for it.

So if this industry is dying, what is your exit plan? Or do you find contentment in yelling to the void that it’s ending?

Not a one person that cries about the industry dying has any actionable plans other than talking about it here and telling those of us that just entered “tough luck”. Chicken little you may not be, but helpful you surely aren’t.
 
I'm practicing my new speedy check boxes typing for the new easier faster cheaper and more improved uad3. Now, to increase production and efficieny i will not check any negatve box, don't have time for original comment needed there. Dam those bad template comments.

Instead of the appraisal form to fill in, they should just have a long list of check boxes that tranfer into the form. Let's call my new improved uad3 speed check list form, the slimmed down uad3 version to make mo money.
This gives me the funny thought of having a peripheral piece of tech that read the check marks like a scantron and fills in the report based on your physical check sheet

In their defense, this is more than just a form. And the whispers are a change to subscriptions and per use fees. As far as justifying the increase or change in billing structure, what choice do we have? They have us by the nads, what they charge is what they will get.
