I have been using Clickforms or the earlier iterations of it since the beginning of forms software. Whether or not I stay is going to depend on ease of use and cost. I think you will see a lot of software shopping by the time 3.6 is fully implemented
 
Updating the form would have been far easier to adapt than changing to a "dynamic format", which sounds incompatible with the way the industry software works.

The "one form" with dropdown sections to differentiate property types imo can be misleading wrt what the property is and what investors are getting in the collateral or the valuation. No inspection or a PDC inspection or a condo or an SFR, it's all one form- a few check boxes differentiate the property types or kind of inspection done (or if no inspection was made). That makes it easier to package the collateral loans in tranches, the way toxic loans were packaged with good credit loans and sold to investors. I am aware that will not be a popular view, but imo it is what drove the effort to change to what is essentially a new system of reporting.

They could have rearranged the photo exhibits and data sections on the existing forms, which have served well for decades. There is no model for how this will be adaptable on a large scale, especially with the short turn times the clients have come to expect. Some of the new data details are productive, others are ridiculous _ HERS rating for appliances, ceiling heights, height of an entry tansom. If an appraiser is off, can it discredit a report ? Trigger a buybak? Its out of scale to what matters, especially since the lenders aer still too cheap to order a real home inspection for each property. A real home inspection would kill too many deals - the clients already try to pressure appraisers who make a subject to inspection condition. I can just imagine when a close up photo of each appliance and door tansome shows a bit of age to some UW what will happen-
Meh - the reporting format doesn't bother me. I'm sure it will be like most anything else we've been 'asked' to comply with - we figure out a way. Who knows - some folks may even like it more than the old form once they've used it and had time to actually develop a knowledgeable opinion.

But what about the two regular poster's who ask every few month's what form to use ? What purpose is there for Gump and his TN Cousin Brother Love-to even live for if they have no stupid question to ask.
 
From the uad 3.6 samples, it seems very "spread out" and not condensed like the current 1004. I think that it's very odd to have the sales comparison grid page split. You won't be able to see the very top from the gross sales price all the way down to the adjusted price at the bottom. You'll have to scroll up and down.... that's weird.

Also, no net and gross adjustment percentages. Sometimes when you get those complex, Frankenstein assignments, seeing the net and gross adjustments is helpful in determining the weight and reconciliation of the sales.

It'll be interesting to see if we are going to be able to create templates. Or, maybe they won't be needed at all now that the order of photos, maps and commentary are set in stone. No cover page or contents page required.

We'll see, I think people are making a lot of assumptions by thinking of them as "forms". If the providers implement their solution with good UX, public records & MLS integrations, etc and offer a well thought out mobile solution, might even be faster to complete. That's a big if / TBD, of course.
It is still a form, however the reporting of it is done on a cloud based platform, and the former time saver features, as I undrestand it, are gone - the legacy forms we all use have drop down canned comments we can insert and every assgintemtn can be cloned or merged into an existing template which has partial info filled out.

As I understand it the cloud-based nature of it will not allow for any form merge into a template, and I am not sure if the software companies can make a drop-down menu option of comments possible as well -

This will be much more time-consuming to inspect and fill out -
The speed some solutions keep seeking is a dead end in appraisal because speed won't bring more volume of orders for either appraisers or mortgage lenders. There is a given, finite number of properties getting sold or refinanced every year.

The legacy forms will still be available for private res work and commercial work.

Tht is true in part; however, the cloud-based nature of this format prevents the speed and ease of solutions the legacy forms offer, such as merging with a template and being able to click and drop in comments. There is simply a lot more data and detail to gather in the inspection.

IDK if anyone incudinb myself will like it - depends what time and effort it adds and if any positive adjustment in fees or turn time accompanies it.

I use alamode, but i wonder wonder if they will become the dinosaur of the group? Ie, just another form filling software when compared to nighthawk?

I use Alamode, like them, and plan to stay with them.

My understanding is that none of the software providers can work around the new format's cloud-based nature, and none of them might be able to offer the kind of data pre made comments or use of templates that we work with now -

When I get time I will check in with my software provider on it.
