UAD 3.6 discussion

Most appraisers in my opinion make too many adjustments when not even needed. I can defend no adjustment easier than one I can't. You State no adjustment was made because it wouldn't have been supported by the data or include it was considered in your overall final value conclusion. Never get yourself into a corner.

When on review desk we couldn't tell an appraiser to make an adjustment on anything. If he responded he couldn't extract a supportable or dependable adjustment- I was like good answer and then closed the file.

My advice was GLA and Condition are the two most important things to get right. Ticky Tacky adjustments on most thing's are just a distraction. Son, Less is more and quit adjusting to be adjusting. Lol )
 
I fail to see where filling it out in the field is faster than filling it out on a desk computer. Who wants to spend so much time at someone's house on the report plus sometimes they want you to leave if meeting a RE agent etc
My software company recommend using a tablet but it can be filled out on rebular computer. Its the same software.
I am more interested in whether the software will offer drop-down comments that we can save.
There's no way I'm filling out more information out in the field, in 80° weather, in my car, on an iPad. Especially For less $$. I'm going to do as I've done before.... gather the data in the field and take it home and sit in my ergonomic task chair in front of my 27-in monitor and type up the report in the comfort of my own home.

hahahah 80". Lucky you. This week has been in the 90's with 90% humidity. It's like walking around with a hot wet blanket wrapped around you. Don't they call that weather 'close' down south.

The biggest waste of time will be the new minutia they want to know about the comps. The appraisal has now turned into the segregated material approach to value. Look at what they want to now know about the comps.

Agree. It will take the same amount of time to enter the biblical tome of data, whether in the field or at a home desk.
And in th field, how can one possibly take the time to look at interior photos of the comps and other data ? Appraisal is not supposed to be a speed race.
 
Ahhh yes, I can see it now. Revision from AMC - Please indicate how the 0 adjustment for the wall condition was derived and provide the market supporting data into the report.
You're joking... but, it wouldn't surprise me. Another appraiser in the shop I was working in got a query, "What do you mean by none?" She had entered 'None' for fireplaces.

When I was younger and dumber, I would adjust fireplace at $500. It was silly and minor adjustment which didn't really change the appraisal value but I had to adjust for every little difference.
Many inexperience appraisers fall into that trap in concentrating on the "useless" stuff..... as is the GSE with the new longer form which doesn't improve appraisers' appraising skills.
