Uad Instruction For "stories" Box

In the markets in which I used to work, Cape Cods are typically 1.5 or 1.75 stories and should be reported that way
I agree. Common sense. Problem is that there is no instruction to handle that way. Some seem to think that a 1/2 story is a 5' high level.
 
If 2.00 is entered on page one of the 1004uad, what should be carried over to the grid page for subject's number of stories? Yeah, it's a trick question, with various underwriters favoring different answers.
 
A full 2 story home has 2 levels of improvements. A cape COD has two levels of improvements. A 1.5-story home has two levels of improvements. They are all two-story homes.
No, a cape COD does not have a full second story and is not considered to be a two story home.....although the Cape has 2 levels (or 2 levels plus a basement), the second story of a typical Cape is somewhere from 50 - 75% of the size of the first story and the UAD contemplates that it should be reported that way (otherwise the UAD would not have been set up to allow decimal places for the # number of stories).

If the GSE's had to write a specific instruction regarding using common sense for every UAD data field, the UAD specification would be about 800 pages long and totally unusable.

Sorry, but the UAD specification specifically delineates a difference between "levels" and "stories" and your common dictionary definition certainly does not work in the appraisal world (think about 3 or 4 level split levels - these are certainly not 3 or 4 story homes)

What if the second floor is larger than the first floor? .75/.1 ??
 
If there is a second floor I don't care how big or small, it's 2 story in my book.
I'll not confuse things with those split level houses.
