If there is a second floor I don't care how big or small, it's 2 story in my book.

Source? Maybe you should re-read my OP. The UAD example states 1.75. ...the fact that they have 2 decimal places to utilize would tell the appraiser with any common sense that you put a Cape COD as a 1.25 or 1.5 or 1.75 story, not a 2 story.

If that second upstairs level has a floor and is not just open, then yes. But, that's an extreme example. :peace:
Seems to me relating second floor area to first and calling it 1.1 stories, or 1.05 stories is just ridiculous. :leeann:

What would you call this, assuming it has an interior stairway?
Two stories, I say. Possibly some functional ob. :shrug:

Hello, McFly...they want numbers only. Notice the other example says "1 story" (the one you conveniently didn't highlight)....according to your logic you can't have 1 story either. :mad2:

If 2.00 is entered on page one of the 1004uad, what should be carried over to the grid page for subject's number of stories? Yeah, it's a trick question, with various underwriters favoring different answers.
2.0 is carried to the grid...just as 1.5 would carry over to the grid.
 
In UAD world. Per their example, dwellings can be any story ranging from an integer to a non-integer. E.g., 0.1 story, 1.0, 1.34 story, 4.78 story etc.

Why? Don't reason with insane people.
 
No, a cape COD does not have a full second story and is not considered to be a two story home.....although the Cape has 2 levels (or 2 levels plus a basement), the second story of a typical Cape is somewhere from 50 - 75% of the size of the first story and the UAD contemplates that it should be reported that way (otherwise the UAD would not have been set up to allow decimal places for the # number of stories).

The main floor is always going to be 1.0, so it is impossible to have a 0.1 story. The floors above it dictate what you add on to it. If you have a second floor, you add it's sf size in proportion to the main floor. You could have more than 2 stories. I've seen 2.5 and 3.0 story homes.
