Read the past posts. You can be in a union, start a union etc. if you are a business owner!
 
Yes, I know business owners can, the question is why would we want to, we do not think like employees, we think like business people. PAC's are the way to go, why do you think the dozens of other attempts at unionizing appraisers have failed. The first step in selling something is to know and understand the audience.
 
I have 2 questions for anyone who wants 2 answer. In Maryland we have 1,258 Licensed appraisers. It looks like as of 10/01/2008 They are no longer going to be able to do FHA Appraisals. In my opinion FHA is going to be 80% or more of the Appraisals that are ordered. What incentive would a licensed Appraiser have to join?

If you were only Licensed right now how would you feel?
 
The second step is to see what is really out here representing appraisers now. Is the PAC in place? What's important here is someone has taken actual steps (an attempt) to do someting about what is going on now! It's scary and there is not much time to grow what you say from scratch with an infrastructure and lobbying power. This union is in place joining with an established infrastructure with access to local, state and National Legislators for the sake of lobbying and educating issues that are important. We all need to realize that any Organizations that are working to fight the S2452 Bond and other legislation not to mention the HVCC is going to help us. These Organizations can not just appear with thought of what should be done. These organizations can not work unless people get involved. The "Bills" are in congress now! The HVCC has it's unintended threats now! Keep an open mind this is not employee/management relation issues. It looks as though this union is for legislation to help protect Fee Appraisers, Trainees, Co-ops, Staff Appraisers, Veteran appraisers with Companies large and small. The more organizations out here helping the better. Someone somewhere will need to get the PAC or whatever other type of organizations started soon.

In answer to your question Rhino, is your not the only one with a concern. All appraisers that includes Licensed, Certified Residential and Certified General are facing issues that will have a devistating affect on our business. The S2452 Home Ownership Preservation and Protection Act of 2007 has been introduced to the Senate. It contains provisions that could potentially put thousands of appraisers out of work and add significantly to the cost of operating an appraisal business. This bond requires residential real estate appraisers to carry a bond. According to estimates provided to the Appraisal Institute from leading insurance providers, the bonding provision in S2452 would result in $10,000 to $40,000 in annual out-of-oocket expenses per appraiser. The Home Value Code of Conduct (HVCC) mandates the use of national appraisal management companies instead of local independent appraisers. The most experienced appraisers throughout the country will be forced out of business due to dramatically reduced fees and increased pressure from AMCs to meet the unreasonable valuation targets and deadlines. This exodus, coupled with the HVCC's preference for use of automated valuation models by AMCs, will lead to a significant deterioration of appraisal quality. .

H.R. 3837 Escrow, Appraisal,& Mortgage Servicing Improvement Act requires a study to be completed by the Comptroller General over 18 months with recomendations to state and federal levels. This study involves the appraisal process in general. Effectivness and Improvements.
"Reform" I an appraiser want to have a say when the study goes to the sub committee.

The same bill HR3837 also is requesting consideration of professional appraisar designations.
(k) Consideration of Professional Appraisal Designations- Section 1122(d) of the Financial Institutions Reform, Recovery, and Enforcement Act of 1989 is amended by adding at the end the following new sentence: `No provision of this subsection shall be construed as prohibiting consideration of designations conferred by recognized national professional appraisal organizations, such as sponsoring organizations of The Appraisal Foundation.'.

What can you do about it? Get involved bring your concerns to the table have your voice heard. How can you impact any of this, by joining appraisers and grow in numbers and have a collective voice on the Senate floor.

As stated above, they would receive 1000 times the interest if they formed a PAC seeing how they are trying to sell a union to a bunch of business people, go figure...

I am just trying to figure out why an appraiser's union would be an affiliate of the international painters' union...that sure looks professional (NOT!)...of course if appraising goes down the tubes maybe I can work as a union painter.
 
Actually the International union was chosen because of the infrastructure it had in place. The one key advantage of being associated with the International Union now, is access to Local, State and National Legislators for the sake of lobbying and educating issues that are important to appraisers. As stated in these past threads, these "bills" are on the Senate floor now. When you begin the "PAC" you will find start up takes time to build the infrastructure (room to grow.) Also it's an allied trade union with many white collar. Appraisers are not above other professions who are in unions like writters, scientist, even the blue collar worker, etc. Old fashion thinking, it has not really pushed us forward. Look at where this profession is! Public Trust is a problem, bills in congress for reform. Please. Do not put down other professions including the blue collar we have our own to worry about.
 
The Union of Painters and Allied Trades, AFL-CIO, CLC District Council 51 is helping to get this organisation ... organised! When organised, we will have actual lobbyists!

I like you have to say but there is only one problem here. The leadership at MAA has turned their ears off to us rank and file appraisers. I have sent numerous e-mails to the MAA leadership about recent concerns but have not recieved a response. According to the MAA webisite the MAA was founded to provide a unified voice representing appraisers in the political arena. It appears to me that the leadership of MAA believes that voice is the Appraisal Institute. I strongly disagree. We need 900 members telling MAA leadership we aren't happy with AI and what little they have accomplished. We need MAA going to the state legislatures and telling them about the crap we have to put up with AMC's. In Maryland we have a budget shortfall. Maybe we need to explain how AMC's coming into Maryland and cutting our fees has lead to a decrase in tax revenue to the state. The money that we would normally be coming into the state in appraiser fees for work provided in Maryland is being diverted to the states with the AMC's. Therefore the taxes on that money are going out of state. With MAA remaining silent you would believe there is just a few malcontents trying to get a Union started. I for one am furious at AI and all the other organizations who claimed they didn't understand the repercussions of the HVCC until it was too late. Is that because you are out of touch with the Mom & Pop shops? MAA needs to get a PAC going and it needs to be active.
