So then does that mean for a 2055 when we certify that we perform a visual inspection "from at least the street" we can just look at MLS photos of the subject property?


I am glad you brought this up. This is an excellent point.

Notice on the 2055, in regards to the subject, the inspection is further qualified as a "VISUAL" inspection. Which would imply that the comps would not require a VISUAL inspection, but maybe a "virtual" inspection.

This further supports my assertion that there is no requirement to "drive by" the comps. However, it is clear that a visual inspection of the subject is necessary and the only way to do that is in person.

Seriously.. Do you have a better argument? Or are you just baffled at the fact that you are endangering yourself and others at your expense to get a picture of a house you already have a picture of? Who is the idiot again?

Can you show me any language by HUD or FNMA that says specifically that the appraiser must drive by a comp or view it "FROM THE STREET WITH THEIR OWN EYE"?
Don't bother, you can't do it because it doesn't exist.

Anyone on the forum that works with HUD or FNMA care to chime in?

I agree, However, Please show me where the SOW says you must look at the house from the street? Instead, they state you can "inspect" it (doesn't have to be visual) from AT LEAST the street. This means if you have a perspective that is better than a street view, then you have met the SOW.

If you already have the SOW covered with MLS photos, why on earth would you drive by the comp? Because you are afraid of the big bad wolf? You are afraid of someone implying that you didn't comply with the SOW, yet you can find nowhere where either HUD or FNMA require you to actually drive by the comp.

Do you think when they say "inspect the neighborhood" that they are expecting you to drive every street in the whole damn neighborhood? That could be thousands of streets. Surely you don'' think they used the word "inspect" to mean two different types of inspection in the same SOW.

How about you just take the opportunity to show me where I am wrong. Until then just understand that your interpretation of the SOW is contrary to what is actually written.

If you truly think that an original comp photo enhances or makes your report better, then you are a **** poor appraiser.

BTW, what do you think about violating distracted driving laws? Is it OK to break them? or would you rather keep riding that burro to your comps?
