So it seems no one can find the requirement to drive by the comp in the 4000.1 or the selling guide? I guess if there is no requirement.... Well, then it must not be required.
 
But Fannie Mae, Freddie Mac, FHA, VA, USDA do have inspection requirements. The USPAP part comes into play in following acceptable assignment conditions.

But Fannie Mae, Freddie Mac, FHA, the requirement is to view at least from the public street.

No where, does it say that looking at photos of comps is less than seeing it from the public street.

If you have a rule, regulation or guideline that says otherwise, please post it, and we can end this silliness.

We still don't have a state budget for 2015.

I don't even know if the lights are on in the room where my board meets.

I'm not going to bother them with something so small, when they should dedicate their working time to writing regulations for AMCs.

I have. I have also questioned FNMA and HUD. No official response in two years from either.

BTW. The state board has an interest in using vague guidelines to generate revenue. They love this kind of crap. Appraisers are slapped and fined for illegitimate complaints all the time. Its easier to pay the fine than fight it. The board knows it and they abuse it.

No one has to cite any additional rule. If you have only viewed MLS or Google photos, you have not viewed the property at all. You have viewed photos of the property. Not viewing the property at all doe snot meet the requirement to view it from at least the street.

You are wrong. Find the 4000.1 and read - or just glance at - pages 464 and 465. Assuming you're a licensed trainee appraiser, as you advertise, you ought to be able to make the connection between the HUD-mandated form and USPAP's provisions relating to assignment conditions.
