USPAP class for the thirteenth time

USPAP is so good...they think you are a number hitter and a lowballer at the same time :ROFLMAO:

AMC is acting as an acquisition contractor for the lender. Not a user of the appraisal - they make no loan decisions and they loan out no money.

What's the difference between an outside contractor or subcontractor selling their services to the lender for money vs an employee selling their services to their employer for money? None.

Why do appraisers like to compare appraisers to doctors, attorneys, pilots, plumbers, mechanics, etc.... :)

which profession would you like it compared to...vote stealers, p diddy prostitution gig, or sniffo's life guard job :ROFLMAO:

The AMC to the lender is just like the number hitting appraiser to the mortgage broker back in the old days.... make it work, get more gigs.

I definitely think the AMC sways the appraiser to make it work for the lender.

I had the screws turned on me more than I can count when I was working through AMC's. I was dropped by mortgage brokers more than a couple times for holding my ground as well. A couple came back to me though stating I was right when the lender blacklisted their number hitter appraisers.

Employees aren't selling....
They are working, doing their jobs....
