USPAP class for the thirteenth time

Nobody was born knowing how to appraise, or knowing what the standards are, what the reasons and effects for each of those standards and how it relates to the day-to-day. Everybody has a learning curve and the training is aimed at what it takes the masses to get to, not what some genius savant might be able to work out on their own. We don't even think PAREA is sufficient to it's stated purpose.

There's more to appraising than learning how to fill out the form. Ask that Sociologist PhD who just got backhanded because she's running her mouth about appraising but doesn't understand appraising.
 
USPAP not clear to attorneys and public. Thus lawsuits. They need to take at least 7 hour course.

USPAP and Fannie guidelines have helped many to do appraisals. Follow the methodology and you're an appraiser,. Pathway for many to become appraisers.
Even without guidelines and USPAP, true appraisers would have find a way to get to most accurate valuation..

So when you're trying to be consistent with your ratings or adjustments in your SC that's all in furtherance of the Long March toward International Socialism? Or is there some utility in it for everyone if C3 has the same meaning regardless of who's using it?

If you read it for content instead of not reading it at all you'd already understand the rationale for every edit before they were even explained to you. You also wouldn't be claiming to be confused or unable to understand the content.
 
Example 1:

An appraiser accepted an appraisal assignment in an area where he is not geographically competent, failed to notify the client that he was not geographically
competent and failed to take the necessary steps to become competent. As a result, he produced an appraisal that was not supported by market data.

With no aggravating or mitigating circumstances, the sanction would be Level III
