Why was AIReady developed? Primarily it was developed to help automate appraisal report processing for collateral analysis. Many large entities have adopted it, so it has been successful (at least to some degree) in that regard...

When I reviewed the data that is collected and used for what ever form or fashion from these data collectors, they were +/-20 Off either intentionally or the software is crap. That may explain the massive request from these AMC's for AA-AVM's.

If those values were intentionally cushioned at the point of the bank's AVM, so the client would come in without no down payment. And if the appraisal is being mined and then bumped an extra +/-20%. As for Success from these data miners? I agree with Doug......"Not".
 
Another goal was to develop the best database of real property information by collecting it straight from the appraisers (and paying the appraisers for that data). This would (1) give appraisers and good data and (2) compensate them when data from appraisal reports was used for some other purpose. Appraisers rejected the concept. So now the data is used anyway, but the appraisers receive no compensation..
So they created backdoor deals/loopholes with those with the power to sway and "UpDate", to steal it and then, Hide behind the Certs and USPAP.

Has anybody else asked,....... where NAR is in all of this? Were they not trying to work something with the AI?

Is the data really being "stolen" when appraisers have been giving written permission to take it for over 15 years (see certs on Fannie Mae forms)?

The time to jump on this band wagon was ten years ago when AIRD was telling appraisers how they could profit from data. Appraisers just didn't believe in AIRD, and it failed . More importantly, appraisers did not heed the warning that if they didn't compile and sell the data others (their clients) would.

Has anybody else asked,....... where NAR is in all of this? Were they not trying to work something with the AI?
When I served on the AIRD BOD I was not aware of any conversations with NAR. The AI has not been involved in AIReady or AIRD for years now.

Pardon about the NAR, I was referring to current deals for affiliation.

As for the AI not involved with AIRD/AIReady, It was rumored that some AI member may have special accounts from those that benefited from AIRD/AIReady. I am not sure if that is fact or fiction?

My red. Yes we appraisers had a free choice on that "written permission", never mind the gun to our heads.

It is a secure port. The report is securely delivered to the client, then the data is "sucked out" at the request of the client.

I have no idea how long FNC and Fannie have been chatting.

As for rumors, well there are certainly enough of those. I heard a rumor that you could pass for Brad Pitt's twin brother. :new_smile-l: Fact or fiction?

No! that is not true!.......... Actually it's Matthew Broderick. :laugh:
 
HMMMMM...if we are going to reference Cert 21 I implore everyone to read the last of that Cert....not just the first.....DUH
Also, I think we should pay attention to Cert. 24 and the sanctitiy of signatures....I think one should also refer to FNMA's own guidelines regarding delivery of the report as if it were just a good ole fashion paper report.....we shall see. AND the reports are NOT being sent to the client UNCONVERTED, UNADULTERATED, and THEN sent back to the data miners....Its done prior to...thank you very much,
According to my info...which I beleive is fact, but do not guarantee it.....but we shall see shan't we?
