Walked away mid-inspection/vent

The OP's decision was to not complete the assignment and not get paid, this is within his freewill as a businessman to decide whether one agrees with his reason or not.

In the end it was the OP's time and resources that he was out of (his choice to lose money). The lender/AMC etc. will just reassign it and another appraiser will set up an inspection within 24-48 hrs.

In case I miss it, please do PM me with the link when the OP starts a new thread complaining that the AMC and/or Lender cut him off totally for breach of engagement contract and unprofessional conduct, placed him on a DNU list which was then shared with other AMCs and Lenders. All of which could have been avoided when the appointment contact was first made. Thanks in advance.
 
There is a madness to my method.

Exterior first and sketch the interior floor plan second (I do not use public record floor plans because of their errors).

I measure every room and insert every plumbing fixture, ceiling fan, closet, doorway, etc. in my sketch. I note the floor covering, interior wall/ceiling material, etc. I note the interior door materials, etc. Q&C is noted. I must be more detailed, than I need be, if others are doing the interior in 10 minutes.

I tell the occupant I will be there for 60 to 90 minutes. I tell them I will be measuring outside first and then will come in. They know what to expect before I arrive. I know before hand what I will be measuring and know how long, generally, it should take me.

When I arrive I repeat to them my procedure. Never had an issue. Does not mean I won't, just that I haven't, so far.

Yes, so true! We are not there for a visit. We do not plan to stay for dinner! Let us do our job and we will be gone. Why not run off a few thousand more appraisers so that the closing time for a home can be extended to six months or longer? There is a surprise on the horizon for many AMC/mortgage/lender types!:icon_mrgreen: (I cannot help but look forward to the upcomming appraiser shortage!) :) It is on the way, each day!:)

Appraiser shortage is a myth.
 
No, not at all. Life is too short to take things on that one is not comfortable with and sometimes good old fashioned horse sense (gut instinct) saves alot of stress and can help ensure a good sleep!.

If the OP was not comfortable and was so uncomfortable that he decided that he did not want to complete the assignment that's his call to make. How you reason this profession has sunken to all time low etc. beacuse of my comment is not even worth going into.

When appraisers have become so jaded by AMC mistreatment that they refuse a reasonable request from a homeowner and refuse to alter their hallowed routine because they won't be told by anyone what to do, we've sunken pretty low. It wasn't your comment that prompted that observation--it was the outlined situation and the number of appraisers that have agreed with it.

I'm not really in disagreement with you or Kennedy. We all suffer or prosper dependant on the decisions we make.

From the OP's post it sounded like things got off to such a bad start that he decided it was something he wasn't comfortable taking on. I can understand his point and there might of been more to it than just the OP not willing to change his routine.

Sometimes tension in the air is so thick it can be cut with a knife and this might of been that type of situation. It would take alot for an appraiser to stop mid-inspection and decide to not complete an inspection especially when competence isn't a factor.

It won't matter how many appraisers there are by then. The UAD is building a database for them. 80% of all appraisals will be done using UAD data. Appraisals done by appraisers will be few and far between. That is their goal to have complete control of the process.
 
You have a 10 am apt. to inspect the home. You ring the bell and the owner comes to the door. You say "Good morning! I am Peter LeQuire the appraiser." The home owner says "Whatever, just get it done!":angry:

I don't have the freedom to work only when I'm in a good mood, and I don't have assignments or clients I can summarily dismiss because my mood is less than enthusiastic. It's sorta' like being the parents of a young, cranky child: you do things when they need to be done because that's what you're supposed to do. You'd be surprised at the number of times your professional demeanor and/or pleasant disposition can rebound positively.

We as an occupational group often retreat to the "I'm the appraiser, that's why" excuse. We - as an occupational group - are struggling to establish our relevance and value in a marketplace that is changing faster than most of us can adapt to. We may be justified in being thin-skinned, but that's a pretty self-defeating way to comport ourselves.

That's my opinion - feel free to make it yours.:)

Always loved this argument--it is hilarious! What will they do six months or one year after utilizing this data? Where will the new data to fuel this nefarious plot come from?

Could not agree more, but then again, those appraisers who have this mentality, it might be the reason they are stuck working with AMCs. One of the biggest concerns the good solid clients out there have, is not whether you hit a magic number or not (that is a major reason why they are good), but rather how you interact with their borrowers. Any hint of unprofessionalism and the appraiser is gone, period. We all have our routines, but the request from the HO in this discussion was well within reason, I'm sorry but if not looking at the outside first will cause you to produce a less credible report there is something wrong. What happens when your routine takes you to a bathroom that is occupied? How dare they go to the bathroom at our appointed time? Do you bang on the door until they come out or hop in your car and drive home? Personally I would go look at other areas of the home and then come back to the bathroom after the air clears. :shrug:
