Was just told to remove "places of worship"

I suppose you have to mention it in that case since it is relevant.
That would revert it all the way back to the beginning and the purpose of the thread..... it's frustrating, ludicrous, and just plain stupid that you can't point out something that's factual. It's not subjective, it has nothing to do with bias...

You can call it ludicrous, but most professions have a variation on that. For appraising, we do it for the sake of our lender clients as they are the ones who have to deal with the public as well as be audited by govt .

What is so freaking hard about simply not using the reference in desrbing land use?
Nobody is forcing anyone to do mortgage lending work.
 
I put several people on ignore because their posts are so negative and draining - demoralizing would be the word. Nice as that person may be otherwise.
If you're referring to me, appraising is demoralizing at this stage. Undocumented immigrants who haven't been deported yet make more money snaking your drain than appraisers do. I don't see the point of putting anyone, no matter how nasty they are on ignore in a public forum. Dealing with people whom are not of your same mindset is everyday life.

They did pull the plug you just didn't get the memo. The friendly fast and cheap appraisers are doing 80% of the AMC assignments and there are few direct orders in California and those are complex one's going to the old cranky carmudgeions that only do 1 report a week and think their killing it. Lmao

Even people who work in low-paid retail jobs and service jobs are trained on what they can and cannot say to the public. Even if those things are factual.
Some appraisers have a chip on their shoulder or are simply looking for any excuse to play the victim and blame it on woke.

You're going around in circles! What if the church is in close proximity to the subject and affects value!
 
California is one of the worst states for real estate license appraisers with regard to fees and AMC work.

There are volume lender and wholesale clients out there, at least in other states, but not everyone gets on their panel, and there can be a waiting list. I often speak out against the AMC system - which unfortunately has made deep inroads overall, -though for an appraiser, more education and competence or niche work, and in some cases their geo location can make a difference.
 
The 1st amendment does apply, BUT and there is Always a but, There are rules about zoning and faith based billdings that can restrict use or even not allow that church to be built, So this is more complicated than it seems

I just said, if the church is in an adjacent/close proximity to the subject and can prove it affects value, then it is relevant to mention it . However, I would call it a religious facility, perhaps.

Everyone has me on block so I found a work around to unblock their block. I don't have anyone on block because I like to be irritated and fight with cranky appraisers it keeps them ready to go fight with their last few client's.

I think one passed away a few months ago but I don't want to post it because he may have just had a nervious break down. He's been fighting against the system and posting about fraud for many years, one of those everything is a conspiracy by the GSEs and AMCs and agencies and out to destroy appraisers. But I think he finally realized the Ship Sailed years ago or he just gave up the ghost and he's gone.
 
I got flagged for this: "[City Name] is a diverse urban center and includes several neighborhoods and districts such as Downtown [City Name], REO Town, Old Town, Southside, Eastside and Westside." The city assessor "joked" that they were going to turn me in to the State Board of Review for the use of "urban" and "diverse. Ironically, the property was in a zoning area known as "Urban Flex" and it has the following description: Commercial Flex buildings provide opportunities for diverse building types - to accommodate a diverse range of uses - in medium density urban environments while retaining a building facade that supports the downtown character. You can't make this stuff up; the Board of Review wouldn't have done anything but still...
