What to do when you KNOW something is wrong

Same here, if that's all the farther it goes. I expect Pam will set prudent limits on herself and not do too much free work:) To avoid being a target of a lawsuit, I assume she uses protection:unsure:

However, there are lots of ways for the not too thoughtful wannabe skippy busters to get in a load of trouble.

Your comment makes me wonder just how far one would have to go. As far as I know, Phil Rice has yet to get into any trouble...
 
Yeah, that sounds like a mortgage broker talking who LOVES Skippy and does not want to see anyone mess up the sweet deal of closing deals with Skippy appraisals. The truth is an absolute defense to any Skippy thatwants to sue me.

Why would anyone listen to a mortage broker/loan officer/lender when they issue a warning against the complaint and quality control process? Why would anyone listen to a non-appraiser about how to police the appraisal business? If you are not an active licensed or certified appraiser.....you have no credibility.

I have filed 15-20 complaints in the last 15+ years and invite any of those appraisers to file a lawsuit or show up at my office with their complaints. So far....no takers. Quite a few "tough guy" cowards have tried to threaten and/or intimidate me.

What do I have to fear from filing a valid complaint or tipping off a lender to possible problems? Nothing.
 
IF (there's that IF again) All we're going to do is B!+(# about how things are on this Forum & do NOTHING else about it we deserve what we get.

I often wonder how would any of the stories about people (although at present a very SMALL percentage) are getting busted I can't help wonder IF it is because someone finally stepped up & saidf HEY@!! You may want to look into this.

NOTE: Look at Rachel Dollars site & see how many more stories seem to be getting posted than there was couple years ago. Notice how many more stories are coming out in all the various news media. Gotta believe is because SOME have gotten Someone's attention. Imagine the IMPACT that IF 75% of the people that have posted a B!+C* on this Forum sent that to SOMEONE that MIGHT be able to make a difference than the probablly 7.5% that are doing it now.

So you're a USPAP certified instructor? Probably a review appraiser as well. I think your reckless insinuations add credibility to my point.

This is an internet open forum. Why would anyone pay great heed to what someone said because of who they purport to be? The reasoning given within a post is to be given the most weight, I would think. Readers are free to weigh that reasoning any way they want.

We all have our track records posting here, but the reasoning of the poster is what I choose to value most.

There at least five FORMER appraisers in NC who are no lobger have a license due to revocation or voluntary surrender that I FILED COMPLAINTS on. Some them are GONE directly due to the specific complaints that I filed.

I signed my name to these complaints, they were investigated and in four of the cases the evidence was so great they surrendered their license. None of these people were my competition. It would surprise the hell out of me if we ever did any work for the same clients.

It may be only 7.5 %. If so count me in. Does it work? Yes. It is slow, painful and difficult process to make any progress appraisal boards unwilling to do their job.

Anyone can make a difference. There is no reward, some drawbacks and in some cases warnings from lenders who want to protect Skippy. Don't look for a pat on the back...not likely to happen.

Those who refuse to particiapate in the lawful regulation of the appraisal business and allow fraudulent appraisaqls to be reported are a much larger problem than those who are incompetent and dishonest.
 
its one thing to sign your name to a legitimate complaint and attach the evidence of wrongdoing................it is quite another to supply an anonymous list of names and addresses to private and governmental agencies with the purpose of targeting them for criminal prosecution of a crime no one even knows has been committed.................

That is one of the most Chicken Spit tirades I've had to read here in recent memory & indicative of why I call some Crusaders.

And naturally the Moderators don't give Bob a warning because he's attacked a "mortgage broker who loves Skippy," and that's seems just fine.

What Roger & I are referring to--Oh Exalted One--is the fact one of you Crusaders are going to jump to a conclusion ("mortgage broker who loves Skippy") and go too far.

I had a Jack *** once make a reckless comment regarding one of my appraisals. Her Regional Manager heard from my attorney's, The Manager of the Mortgage Firm shopping the loan in question, and the Listing & Selling Agents. She eventually lost her job.

If ANYONE's gonna run amuck causing problems for people...then eventually...some "tough guy coward's" liable to hire a couple flesh eating attorney to see what they're made of.

I am an active certified appraiser & you Sir need to understand something; IT'S A JOB...NOT A CALLING! & you're insulting:angry:

I know that I have not posted often but I feel that there is lots of bush beating and no tigers running out. When we take an assignement we can have no bias for anyone in the whole valuation process but as ethical professionals we can not sit and watch people get buried by mortgage companies and bad loans that we help support with bad valuation process. Real appraisers know when something is not right and will become a public trust issue. Yes I said the nasty words that you almost never hear from an appraiser, public turst. I think Pam will suffer for what she is doing cause she is someone who for whatever reason has had it with the system that is not designed to take care of the public trust. It failed us before there was state licesnes and is to this very day failing us. We know why thing have not hit the fan- the money. Ameriquest payed out 325 million for their way of doing business and not one time did I hear about the on-going problem with mortgage fraud from any major network-why money. The number of loan allow for a number of foreclosures. Pam is doing a great job to ensure that some sleazy real estate agent who seem to own more and more homes for sell is not the listing, selling agent, owner and buyer all wrapped up in one to flip a home every 15 days at 100% profit and some poor dumb first time buyer who just wants a home no matter what get a ARM that will kill them in three years.

Pam keep it up your doing a great job. I am a holder of the public trust and you can bet that goes through my mind on every assignment.

Maybe its because the moderators haven't read it all the way through, yet. Maybe the moderators have contacted some using the PM option. You can make book on the fact that Bob has had his share of moderator warnings in other topics on this forum. If private messaging isn't available than a public warning will be posted.

Please...everybody (Mike S., Bob and Roger included), stick to the topic and avoid the personal attacks and "under the breath" insinuations (ie: Crusader) or I'll have to shut this one down and IMNSHO this topic is too important to shut down.
