When Customary Fees Become Unreasonable

I do maybe 5 jobs a month for wells fargo, as they rarely pay a C&R fee. I just got an order for am appraisal for $215. I countered with my C&R fee + $50 more due to the home being more complex than your typical subd home.

As long as the largest lender in country isn't punished for unreasonable/unprofessional fees, nothing will change. I suppose there is a reason well fargo has lobbyists in every state capital and a seat at the table on most appraisal boards.

They will only be punished when appraisers grow up enough to turn them in.

Don't hold your breath, cause those appraisers

are waiting on someone else to do it.

I don't know how they got so many appraisers. That concerns me too.

It just seems out of kilter to me. Am I off or I just don't realize some things due to differences in location?

Yep, location. That is what burns me so bad about C&R even with the VA. I hope they get that fine tuned eventually.

I have a niece and nephew living in CA. Their orthopedic surgeon father of the niece in TN is helping support them. The surgeon's wife is a pharmacist. They will be able to stay in CA as long as they want. LOL

The surgeon's daddy has a convenience store on I-40 (america's highway) that is paid for. There is not another one within 30 miles or so. I don't know I haven't studied it. It may be way more than 30 miles because it is way up on the mountain areas of east TN. They do an incredible amount of gas volume and food business. There is no telling what it is worth but gas volume and food has a bunch to do with it. That will go to the kids in CA too. So you have some rich residents. LOL

And I forgot to add on the convenience store that the daddy of the surgeon owns all the land at the interstate exit which means he don't have to worry about competition. Yep, you have some rich residents in CA. Two for sure.

FHA, USDA are a little extra work for the AMCs because they have to make sure if you write there are 3 bathrooms you have pictures of 3 different toilets flushing without cats in them.
