I'm going to hang in there. With all of the other appraisers getting out of the business there should be plenty of work for me to do.

The latest report out of Minnesota is that 1,000 - 1,300 appraiser's are expected to NOT renew their license this year. I am staying.

I don't expect the numbers to drop dramatically in this cycle for anyone other than trainees. It's too difficult to get back in the game at this point for cert res and gen appraisers, and they will think twice before tossing away their credential. OTOH, trainees have very little invested, so it won't matter one way or the other for them.

I like this job, but Im looking for a side line that is not at all conected to Real Estate. This is a Great Part time Job at this time, and Im going to try and bolster income in another manor. If it comes back strong, who knows maybe diversification will be permenant. Please excuse spelling!

I am quitting and moving on to other things. I went back to fine art and classic car appraising last fall and that was a good decision. If I had not I would not have survived the last 6 months.

I have just renewed my license but have dropped my MLS in one of the counties that I used to serve. I have cut back on the number of counties that I serve as well. I though that the banks would have had some fix in the works by this summer but it looks like they are going to let the whole thing collapse and let the tax payer pick up the mess.
With Alt-A loans starting to fail things will be bad for another 3 years. I can't wait that long to get back to making a good income.

The banks would like to see us go away and the government does not care. We have a trade group that works against the interest of the average appraiser. Factor in low barrier to entry and no enforcement of regulations and you have ruinous competion that has destroyed the profesion.

I must say that I learned a lot about what a scam the Real Estate and banking business is. I saved my self a lot of money by being real estate appraiser and will in the future know what to look out for. The skills also helped me be a better art appraiser as well. I love studying markets and may look into learning about energy or currency markets to find and exploit opportunites and maybe make some real money.

I'm getting out after 16 years. I still don't know how I'm getting out or where I'm headed, I'm still working on that part. I would like to go back to school and get into the health care field or something similar as my lifes purpose is to help people.

The problem is to be able to pay the bills while I'm in school. Every cent of my savings and retirement has been spent riding out this wave and I realize now that it was a mistake, I should have got out years ago when I had the money to do so.

I encourage all mortgage appraisers to have a "Plan B". We are on a sinking ship.

FWIW....LOTS of appraisers are making the same mistake of waiting too long, so you're not alone.
