Why is the Buzz panicking over the failure of 3.6?

How much longer did it take you? Was it a real order or just practice?
Made up property. Took about 2 hours to work through everything, but I'm sure that will improve dramatically as I get used to the software. No physical inspection either - just working through the report. Definitely a lot more info than we typically provide now, but honestly - I didn't think it was that awful.

AI Overview

UAD 3.6, mandatory for appraisals after November 2, 2026,
introduces standardized reporting for broadband internet availability to assess property marketability and livability. This data point is crucial in the updated, dynamic URAR form to analyze connectivity as a key feature. Appraisers must now identify if high-speed internet is available to the subject property.

Comparable number one was considered due to its location within the immediate neighborhood, overall condition and equal bedroom and bath count. Comparable number one is inferior in that broadband internet is only 200 up and 200 mbps download. Therefore, a +$10,000 adjustment has been assessed. :)

I guess this is how the government was feeling before they set off the A bomb, hoping it wouldn't blow up the whole world. Once fannie goes 100% 3.6, can they go back, or have they just short themselves into privatization ownership. We've fallen, and we can't get up.

My book says $5,000.

The dawn of the 3.6 "list".
