I don't blame you for considering alternatives. Free is free, but as they say "you get what you pay for." I believe you said in one of your earlier posts that it's not about the money, and I can appreciate that. But we also have to consider what our "peers" would consider in the process. Here, in my market, MLS would be considered by a large majority/if not all of my peers. Not because of price, but because of the accessibility. County Property Appraiser records are also very accessible online (at no cost). These are often a very "easy" 2nd verification.

I'm married to a state worker but I do have a daughter in law that's a realtor. Wonder how much she would charge me for each 1004mc addendum..? Lol

Also, I am a sole proprietor, no employees.. I only use MLS for comp searches and 1004mc. If it was 4K initial and 1k annual, I would not be in business or I would find another way. I know of at least 2 local appraisers that pay a broker for access rather than becoming a member. I'm not sure how that works legally but I know it's being done.
