Has Anyone Completed A 3.6 Yet

I enjoy getting the occasional emails from "real banks" that are usually sent by a bank staff appraiser/manager type which is a lengthy, professional question about 3.6 which can be translated/summarized into plain language as "What is really going on with the 3.6? We don't and can't believe anything being told to us by the high and mighties." :LOL:
Fannie Mae cares about appraisers. Their proof is that they wouldn't make 3.6 otherwise....yea the form that no appraisers want is their proof. An organization that keeps profits and puts losses on the taxpayer, who knew they would want to get rid of safeguards.
 
Has anyone had a pleasant experience with Freedom's offering? I've tried it several times and I can just never get it to work. It's like the back end database just isn't sufficient for the task. Just sits and spins when you try to upload stuff.

Still not ready last I heard. I'm going to the roadshow in Dallas next month. If he isn't ready by then I'll sign up with another vendor.

they went from seating behind your deck hybrider...to measure the ceilings...but dont fret the appraiser writes the sow :unsure: :rof:
 
Anyone doing 3.6 appraisals for less than $1k is a straight idiot. You have to charge a premium for their data theft that will eventually be used to reduce your own volume by 90%.
IMO....anyone currently doing Legacy, 2.5 appraisals for less than $600 is a straight up idiot..... I guess there's lots of idiots out there based on the $200 AMC blasts posted here.....

The AMC's will not go from $200 to $1k report fees.....that's a pipe dream.
 
IDK why appraisers think some magic software company will save them from the rigors of a UAD 3.6 report - it is the SAME 3.6 regardless of which software provider you choose !! There is no way they can change that, or the fact that it is a drop-down field at a time format. As far as integrating with AIVRE or any software data import or AI , any of the software, far as I know, can integrate with these and on programs. The churn and burn crowd will use these programs to auto-fill with no or little analysis of their own, and the conscientious appraisers will do more time-consuming personal analysis, regardless of which software they use. All of this is my opinion, but I am correct about the fact that none of these software providers can change what the 3.6 entails, lots of detailed data fields and additional time at inspection.

IMO, an established company like ALAMODE and its several competitors at least have a live on-call support staff and decades of experience, and also offer legacy and private forms. Who will answer the phone or help live if needed at these new startups, and what if they fold overnight and go out of business? They won't be any cheaper in the long run either. No company can possibly offer workable software for cheap and stay in business.

The only difference imo might be if one software provider vs another solves the drop-down field menu better than another- and that assumes the drop-down menu, which depends on importing certain comments to avoid tedious rewriting, will even work with 3.6 .

I spent about 2 hours on it yesterday. It's even more unstable than ACI. I'm routing for them, but so far I haven't been able to get past the subject input page.
 
You haven't measured decks and porches before? What's been going on your sketches--your best estimate?
For FHA only? I searched both fannie and Freddie guidelines and found no such requirement. Now if im developing the cost approach or if it's new construction I'll measure all.

So for most conventional loans, no. For most reports I see from other appraisers in my market no.

I don't use cost depreciation for decks and patios. I don't make sqft adjustments for deck or patios. I do it the same way a buyer would. Look at it...one home has a standard builder grade concrete patio the other sale has a larger travertine patio....now if it's a high end glass porch or screen porch or pavilion I tend to measure those.

The one I just finished....it would have taken me 30 extra minutes to measure all of that crap.

Taking it from the tax card or realtors....we now have multiple options to check the box...do we measure the comp patio? No.

Most agents in my market hire someone or uses cubicasa. If cubicasa is ok with the gses for the GLA, why would it not be ok for the patio? We use tax data all day long for other items in the report....what...now it's not ok to use the tax card for the patio size?

If im missing something please let me know. My mind can be easily changed.

I read ANSI requirements differently but since I've been out of it for 2 years I'll let active folks chime in. I've always measured everything. I can't imagine having something in a sketch without dimensions. Hard to believe you've never been stipped for that!
