Has Anyone Completed A 3.6 Yet

P.S. I have never had a "tax card" with a sketch from the assessor to refer to either. They ain't got those in either one of the states I appraised in.

Agents in my area puts sketches, cc r , surveys, etc in the file section of the MLS.

So when I was going through all of her uploaded doc, I saw cubi casa.

I said that's strange cubicasa says zzz and the MLS sqft says something else. Got me thinking. What's going on?

So I went to see what the tax card says...OK it matches the MLS.

Before cubicasa, agents would either use the tax card, prior appraisals or would hire someone to measure the home.

I'll post something later from the NC real estate commission.....They recently posted something on GLA sqft...but they are in the dark on this issue. That have no idea what is really going on.


I guess our new tag line is good enough. Eh....its good enough....close enough for government work.

Is Aivre able to generate a 3.6 yet? I got something about Clear Capital and Aivre merging and saying they are up and running..and they are asking me to join and said I can get free 3.6 for the remainder of 2026.. Not that I'm going to.

Yes, they are. They were the first software provider to pass the UAD 3.6 verification process. There have been many 3.6 reports submitted that were completed using that software.

It's not my biggest problem. I just think appraisers are freaking out for nothing.

the biggest problem is not the uad 3.6. It's the national AI appraisal firms that will dominate the market with 30 minute appraisals and complex orders becoming the norm.

I realize that the uad 3.6 will affect some appraisers that still use a tape and paper. But come on, I've been mobile for 12 years now...its not like it just happened yesterday.

If you've "been mobile" for 12 years now, you just might be one of the "furry mammals" that can burrow down into its den and survive the coming "3.6 Appraiser Extinction Event Comet". Me - I'm a "Tyrannosaurus Rex of Appraising" - There's not many of us, we have "ruled the roost" for decades, but when that "Abomination Comet" hits, we'll have no place to hide ... except ... RETIREMENT, Sweet RETIREMENT (This is where the analogy fails - it's for illustration purposes only, anyway ... )

Good luck to you. Knowing that you are "mobile"*, I am optimistic that you will be able to figure it out eventually. Whether the volume or fees will be there to make for a full-time job we'll all find out once the "Nuclear Abomination Winter" ends and the dust settles.

*Me, I mark the "Mobile Device Revolution" that started about 12 years or so ago as the single event that largely DESTROYED the utility of the internet (because even "Desktop Sites" are now totally DUMBED DOWN due to the "mobile device" BS). I cannot tell you how I HATE (no, its NOT too strong a word) the mobile device plague on civilization. Yes, some things are easier now by phone, but for every good thing there are 10 negatives due to it.

similar experience with CubiCasa - although in their defense, it's been a couple of years since I tested it. Maybe it's better now?

Im 45. Im at the beginning of the tech boom of the 2000s.....I was late to the party also. These 20 year old scare the crap out of me...how can I compete with them? Tech scares me too. When I visit some of the AI for appraisers Facebook page.....that shet is over my head.

Im thinking how do I compete with them? You can't.

I have much sympathy with the older appraisers. Don't give up and retire. Stay in and compete. What about the ones who cannot retire? Reinvent themselves? At 55 or 65...easier said and done at the same wage.

The entire world is in a shet show....I just read something about the call centers in India and other Asian countries. They are being replaced with AI. No one is safe.

Don't let the uad 3.6 scare you off. Stay in and fight the good fight.

That was 1 month ago what i posted. 80% of the time it's pretty close.

Eventually it will be accurate....

I wonder if the expensive lidar scanning devices are more accurate as compared to the iPhone, which is what most use?

I'm not so sure. The competition is not all that. Many of them although good at tech fail basic logical challenges on a routine basis.

They're dialing it in like the rest, except with new tools. Not all that much has changed except further outsourcing of their own minds and decision making process.

The bright side is people whom still want reliable full service intelligent help will be seeking out people whom..... (Drumroll)

Advertise they're not using AI. It's that easy.

Is it a coincidence that clear capital purchased cubicasa? That these push button software companies came about? No.

No need to learn how to measure a home.

No need to learn how to derive adjustments. We have software for that.

Just take some classes....bam. the software will do the rest. Just sign the report.

10 years....80% of us are done for. Tech is moving to fast.

The market moves faster. When you read about 'tech' you're reading pr messaging about investors hopes for the future of their companies.

Meanwhile the general public is more along the lines of; Those fools... This is what censorship and bot conversations online are all about, crafting public perception.

We will not comply. When you see industry specific applications, they're gimmicks compared to what's being rolled out at the core infrastructure level.

There is always another huckster looking to make a quick buck somewhere.

And there will always be people like me, whom never bought in to the mindset or systems in the first place.

I am thinking of creating my first google account for a little additional online exposure though...

And I think proton mail will be the wisest choice into the future for new accounts.
