Sorry but I couldn't resist. I see this typo alot and everytime I see it I imagine a Mel Brooks movie with a singing appraiser and start to laugh.

If there are no "approved lists" or "non approved lists" of appraisers, tell me , how are we going to eliminate skippies?
 
I spoke to Marcia privately and he does have some legitimate concerns, but unless we all compromise a little, we will need to send 30,000 petitions, all signed only by the author.

Don't let the perfect become the enemy of the good here, folks.

I hope you didn't mean to imply that my concerns with this document are minor or that I could ever support it to any degree at all.

I am unable to see any compromise that would fix it.
 
I think the issue is clear here. Anyone who wants to sign the petition is free to.

I wouldn't because I do not agree with it as it is written or much of what it implies/expresses.
There may be a personal grudge or ax to grind, but I really don't care; the document, as written and judged by itself (by me) isn't something I would want to be associated with (and, that may make the author and signers happy! :rof: ).

For those who are so inclined, sign it and good luck to you.

What is a skippy? - If its there running from the law, then bring out the hounds.

Are there approved lists of Realtor Agents?
Can one Realtor agency tell another, we will not accept a contract from your buyer?
For those appraisers that believe they should NOT be placed on a lenders approved list (blacklisted) when they know they do good work, and they are OK with that then this petition is NOT for them.

When all of the big banks swallow all the remaining little banks, and your only hope of getting work is through the mortgage agency community, and you are not on the First, Second, or the Third National banks list, then it is off to seek and restart you minimum wage career, because believe me that is exactly what is happening.

The big three motor companys crushed Tucker. The present day banking industry is following that model to the tee; Coke and Pepsi control the beverage industry. There are many ologopolies, if not monopolies in America. The big banks are amongst the worst.

Work harder, work faster, and work cheaper, if you work at all for OUR AMC's.

I put another post elsewhere on this forum.. When I started appraising 23 years ago in south Florida there were HUNDREDS of local banks (perhaps well over 500 in Dade Broward and Palm Beach), and another 100 or more S and L's. Today there are less than three dozen banks in all of South Florida. I remember between 1989 and 1993 at least 100 banks that I worked with by name that ceased to exist, all but over night - that was manipulation by the Fed (Federal Reserve), and the writing off of good will on the banks balance sheets), another story, and no doubt another argument to draw contention). I'm not certain there is even one S and L anymore in South Florida. There all gone.

Over the next decade there will be 3 to 5 major national banking chains. (National banking was legislated in 15 or 20 years ago - at one time for your info, banks could not have multi-state charters, untill they legislated and lobbied that into position).

The rich get richer, and the big fish eat the smaller. Now some people believe that multi-trillion dollar banking chains represent free enterprise. For those that do, buy a Volkswagon. For those that do not aspire to that ideology, shop for something more suited to you.

Once you cannot penetrate the last few remaining banking lists (as you beg them to approve you), don't even bother to solicit mortgage brokers for work, because YOUR appraisals are tantamount to confederate currency.

They won't take your work (but you are licensed to do the work? Hmm?).

If, you havn't had this problem, it is because you are not an independent fee appraiser, and you are employed directly by one of the big banks as is Mr. Harriman, aloof in the ivory banking tower in NY.

When he finally loses his job, when his bank is taken over, it is off to the bread line for him, and those that seem to defend this clear restraint of trade. CB

PS - By the way - I don't personally even do any work for AMC's. (I'm a commercial appraiser), so I have no personal grudge against them as some have inuated. I wrote this petition (and Larry cleaned it up) at the behest of residential appraiser associate friends I know that are being annihilated by them.

I think the petition needs to be shorter, after all you're sending
it to CONGRESS, they have a short attention span. Also WHO
in congress is going to get this?? It needs to go to the right
people.
 
I know you don't want people commenting from the balcony, but:

Personally, I disagree with this concept. I would never sign a petition that I didn't agree with, if not 100 percent, darn close to it. There are some items that I think many appraisers are going to recoil from.

In particular, the stuff about mortgage shopping and approved lists is not something that everyone is going to get on board with. I suspect that is why you have chosen to use this language about signing even if you don't agree with all of it. Frankly, having visited the website and looked at a few items I would definitely scrutinize anything from this source to a greater degree instead of just going ahead because of the "overall spirit".

This emphasis that some of the items at the appraisalunion site has on homeowners being the real clients and the belief that lenders shouldn't keep their own lists of approved/unapproved appraisers is quite telling, IMO.



BTW - Larry, if you have something to say to me about this post (not that you need to), please feel free to do it here instead of in a PM. I won't consider a PM that relates to this topic as being private.


Nothing to comment, other than to say that didn't feel like a snipe at all.. I have been helping Craig in the wording of the petition, and I will continue to say it isn't perfect, but I can agree with the bulk of it.

If there is a version--with either more or less content...that you could see gaining widespread approval, please, please please send that information to either me or craig to include/exclude before the 3rd of Jan. Craig wants as much acceptance for this initiative as possible.

If you are just opposed to doing anything further at this point, as in there is no petition of any sort dealing with AMC's that you would sign...

Please comment that way so that people can understand it may not be this particular petition, but any petition in general.

Please help us get this thing in good shape folks, this isn't a take it or leave it proposition yet.

Different strokes for different folks. Thank goodness this is America and the individual is encouraged to express themself.

I signed the Appraiser's Petition because I agreed with its content, its tone and its suggestions enough to associate with it.

I don't have the same level of accord with this petition, which means I won't be signing it. As Denis said, I wish the best for those who do support it.
 
Take up a collection and pay George Hatch and Danny Wiley as consultants to review the petition and rewrite it.:)
 
I am becoming a Craig Butterfield fan. Not just because of his impecable spelling, grammar, and punctuation, and tact (not that mine is always great), but because he is trying to do something decent.

If H.R.3837 gets passed, that's it. Our choices are going to be over in the matter. He is trying to do something about that too. I think that while we can make a choice, we should. I don't want someone else doing that for me, especially when that someone has way more to gain than I, and I may have a lot to lose.

What Craig is saying about the diminishing number of private banks is observable. I doubt we are going to do anything about interstate banking. But we can do something to protect our independence as appraisers. I see a lot of people that insert the "I don't work for AMCs" standard response. That's fine for you. Don't. But they are doing the majority of residential work right now. So many appraisers do work for them. There are good and bad things about dealing with them. Many, many bad things. I looked over the petition, it addresses a lot of those things.

While the grammar and spelling and punctuation might not be perfect, and I might not even agree with how all things are being stated, I definitely agree with doing something about it and this is what Craig is doing. There is no way that everyone on the forum is going to agree with the wording. So I will forget that and get over myself. I'm not that insulted that I will not do anything or not support it because of that.

But I think it's important to do something while we still can. Once rights are gone, it's hard to get them back. Look at the Middle East. It's death to disagree.

I have personally had experience with every single point in this petition. So what can I do about it? I ran out of swear words to use on my computer screen when I get the email saying "it has to be as-is" or "you have to use this comp" or "you have to do it in 48 hours" or "you have to do it for this amount". All those swear words didn't change one thing anyway. I tried to reason with these people. That may have worked until I got the next order or the pereson was fired and a new phone monkey was hired.

So, I am for it and am signing it. I still have an opportunity to do something that might possibly change something for the better and that opportunity too will be gone soon enough.

My hat is off to Craig. He got on here and duked it out really well. It took about a year of reading the forum before I even had the jam to post because it can get so nasty. He is right to do something and I support that. Our other option is to continue griping. I have done that so well and still nothing has changed. So I'm going to support this "movement" because I still can. Maybe, right now, we can do something about it. Maybe. Later, who knows.
