Alamode/corelogic/smartexchange - You Have A Right To Be Paranoid

And I don't believe it's a grand conspiracy, it's just tech moving forward.

More like the guy on death row selling the rope to the hangman. Or in this case, paying the hangman to use his custom made rope. How many of the 13 steps to the top of the gallows do appraisers have to go before they realize what's happening?


For those that are truly outraged by this scheme, I think you should, in your spare time, create some bogus reports and populate the grids with bogus comps with all sorts of nonsensical data. Let CoreLogic mine and add that to their data base!

You are clearly part of the problem and not part of the solution.
 
If you get down to the fine details, I think there are already enough conflicting directives between USPAP, state statutes, Fannie, lenders, AMCs, and several other groups that we already are probably breaking some law with every report we turn in. Not to mention we can get sued by any unhappy borrower or lender/client at any time, and some of you have been already.

I am not worried about being sued by my MLS. If they want their realtors to close deals they won't give us appraisers grief over something like this.

But I don't like the prospect of some staff appraiser working for CL or some other firm they sell my data to using MY report information and MY pictures. Yes that does bother me. It also bothers me that I am expediting the proliferation of products that will potentially reduce my personal income if I do choose to opt in, which again I won't.

I have not and will not opt in. I have not even updated my software in many months. Don't plan to until it stops working.

The SmartExchange scheme is evidently cooked into your latest appraisal software update from Alamode. After we updated our Alamode appraisal software in the past week, I typed in the address of a comp address that my appraisal associate had used. I was informed that I could view that information if I opted into SmartExchange. Once I had already opted in, I received a confirmation email that I would get "complimentary" use of our own previously used comp data for a month, then it would be a $0.99 per use fee going forward. If this thing takes off for Corelogic as they hope, imagine how easily they will explode their own income when they double that fee in 6 months or a year.

I called them today and opted out. Sad that many appraisers will mindlessly go along with this monetization of the data that we produced from our own efforts and at our expense.

How do you know for sure you were actually opted-out. Verbal assurance? Can you verify via your software?

Anything in writing? Did they send you an opt-out agreement.

And to think we worry about the Chinese, invest in anit -malware/virus/hacking protection.

I have already documented my position earlier on this thread. You people are hysterical and insufferable. And don't step outside anytime soon, you might get hit with falling sky debris.

Licensed appraisers have no chance of performing the in-depth quality analysis that certified residential or, in my case, certified generals can perform.

what an arrogant statement. hope you don't get too much pain when that airplane hits your head while you are out walking...

I specifically requested a confirmation in writing and the opt out is to be confirmed by the end of the day today. We'll see what happens.
