Appraisal Institute Controversy Part 2

The org can only do what it's membership allows them to do.
100% correct. I'm at the point of accepting that what's done is done. With the exception of a few people on social media there isn't much push for change.
 
I'm an outsider so it's irrelevant what I think.

With that said, if you think the reason for the complacency is because the members are unaware then that would completely justify making the effort to remediate that lack of awareness. Early and often. There are no rulesets or organizational bylaws which are immune from the possibility of revision.

OTOH, if you think the reason is apathy (they know but either agree with the trend or they know but just don't care), then that would indicate to where lies the point of diminishing returns. IMO
 
Yep. What little they have for residential is old and stale, and their online offerings through the clunky website are a pain in the rear end. Let's not forget the mandatory Business Ethics and the mandatory Bias course in DO NOT count as CE. That's a total of 37 mandatory AI class hours in the next cycle. And the notice states "The proposed amendments are expected to have minimal financial impact", which is more proof national is in a bubble.

It is very true. The Appraisal Institute is not productive. You do not get much for what you pay for unless you are one of the instructors who get paid to teach the same material that was taught 15-20+ years ago.

1. They don't engage in practical research, if any at all. That is to say, the Appraisal Institute does not directly support any valuation-related research to develop new and improved appraisal methods.

2. The quality of the so-called "peer-reviewed" "Appraisal Journal" has become atrocious. The few quality articles are the same old stuff - such as traditional parametric (in particular Gaussian) statistical studies of specially selected rare neighborhoods that are more or less conforming. They can't deal with the real thing, i.e. the typical non-parametric distributions of sales data in areas like the SF Bay Area.

3. Some of their publications are good - aside from discussions of mathematical techniques (which will be unrealistically ultra-simple and useless, where you can find them).

I tend to agree, glad to see it's not just me. I try to read the Appraisal Journal front to back, and it's not uncommon to find numerous errors. Occasionally, I have politely contacted the authors for clarification, and I've been snubbed on more than one occasion. Whatever peer review is happening is not working.

There's a reason for the secrets in Chicago, and it isn't for the benefit of the members. I do believe some on the board had good intentions when they recruited and hired Dr. Chance. But when Dr. Chance pulled back the curtain they chose to circle the wagons instead of dealing with the issues that are leading to a collapse of the organization. And if anyone disagrees that the AI is heading for the cliff, take a look at member counts, the math doesn't lie.
