if the govt owned the data, the software, the delivery platform, Corelogic could send the govt a royalty every time they wanted to use the data, And the govt could keep half the royalty, and send appraisers half the royalty.

No joke. The govt could do it quick. They have the experts that could develop it quick. They could even charge lenders a fee to get their copy of the appraisal.

They could charge GSE’s too. And if not used for intended use and user, a royalty would be due.

It would only be mandatory for federally insured institutions to use their form software, delivery platform. Others could buy in too if they wanted to.

Lefty, Lefty, Lefty....some upstart who doesn't take abuse from the big boys like a good newbie. Then if they can manage to run you off, the same bunch will decry why no one will join the forum or stay hooked up. Then the same bunch of ne'er-do-wells will wait for the next poor slob to fall in their clutches so they can ridicule them and feel superior... You're reading between the lines, and they don't like that much as it may force them to examine their situation closer.

Bingo. I've been thinking about this for some time.

That's exactly what is going to happen as there is an opportunity here. An "independent" appraisal form filling software. In fact, I bet someone is on it right now. There are actually a few appraisers that I know of who have a development background and have developed tools some of us here are already using in our business.

I would use this alternative software in a second. There are other factors to be concerned about though.

Most of these reports have to go through some portal to reach the client. Corelogic now seems to be the gatekeeper. Will they play nice?

Also, what if corelogic takes the position of....if you want to do business with our clients, you need to use our software. They already do it with the portals and management companies.

This is an excellent idea Rick. But the logistics would require a greater mind than mine. Are there any members with a significant development background who could chime in here on how this might play out?


There was a small independent formsware developer who had a forms suite that included it's own sketch program and which enabled users to design and share their own forms. He even named his software after the response he got from David Biggers when he submitted part of it for alamode's consideration "NCV", which stood for "Not Commercially Viable". I used that software for a bit and I designed a few forms in it (not hard to do), and while it wasn't any more mature an application than, say, alamode,s first couple Windows versions of Total, it was pretty informative for the fact that it was the result of a single guy who wasn't even doing that as his day job.

That venture failed, mostly because of the legal problems. There's more to the story and some blame to go around on both sides, but the suffice it to say the formsware competitors are engaged in a dirty, dirty business. There several stories about these companies going out of their way to hurt each other.
