"One key factor in our decision to adopt the ANSI standard is the recent emergence of new technologies, such as phone apps, which can measure houses, generate floor plans, and calculate GLA. Since appraisers are not inspecting the property personally for the desktop appraisal, we anticipate they will commonly receive the floor plan from a third party, so it makes sense that all parties (including the appraiser) would be using the same standards of measurement. ANSI is a standard that technologies can build to, other parties (such as real estate agents) can anticipate, and appraisers can create or consume with confidence". I read it as yes and you read it as no, so I say its not a very clear answer.

The designer plans from 30-years ago used the conventional foundation method. I haven't re-measured using ANSI, but it would only push the living area since there is another 7/8th of inch of siding around the perimeter, probably adds another 20 sf to ANSI 'living area.'

I looked at Cubi's prices, they are $15 for a one day turn, $20 for a 10-hour turn. I can see that some of the 'go-go' appraisers would use it, but its not classically accurate. Its impressive software, but I have a feeling a 'real' person is behind part of it.

I think its free if you don't need exterior measurements, right? At least it didn't cost me anything when I did my house. Took about 5 minutes to walk the interior perimeter. Of course - I have a one story home in the ~ 2,500' range...
 
Dest top ARE required to be ANSI compliant which is why I have a problem with them.

Q13. Is the ANSI standard required for desktop appraisals? No. The standard is not required for desktop appraisals, nor is the exception code. We do encourage appraisers to voluntarily follow the standard on desktop appraisal assignments whenever feasible.
 
There is a GLA mode that shows the dimensions and prints in pdf. Can't load the image here for some reason.
