Fannie Mae/FHA Driveway And Garage Storage Question

I interpret it to be like this: If you have an asphalt driveway leading to the garage then it is only an access to the garage. No access to the garage equals a functional inadequacy or it is a shed or workshop. If you have to move a vehicle out of the way in order to get a vehicle out of the garage, that is not considered a driveway for parking. Now, if you have a separate driveway pad designated for parking beside the garage, then you have a 2 garage and 1 driveway.

You sure do read alot into very simple instructions.
 
If you can park a car in the driveway, then the driveway is considered to be at least a 1 car driveway, even if the car needs to be moved to access the garage. In urban areas or beach areas where street parking is non-existent or very difficult, that additional parking space (even though it requires a car to be moved to access the garage space) can be extremely valuable.

Why do people keep on bringing up unique situations to rationalize their opinion. In the situation you describe above. It just take a little explanation as to why the atypical parking arrangements add value.

There is nothing unique about this situation in many markets. In any case, it does not matter, if you can park a car in the driveway, it is at minimum a 1 car driveway whether or not the car must be moved in order to access the garage and whether or not that driveway parking space has significant value or minimal/no value.

What is irrational is to claim 0 cars driveway parking or no driveway for a driveway in which the parking of 1 or more cars is possible.

Seems to me that your are trying to make instructions into a definition. The basic question concerning this thread seems to be what constitutes car storage. Not how it is to be formatted. If I took the format as being a definition. Then how many car storage spaces are there in a 100' long driveway?

So how many car storage spaces would you say are available in a 100' long driveway that leads to a 1 car garage. 1, 2, 15.

My bad. You are absolutely correct. I should have referred to your original post where you were referring to format. The above should clarify it for everybody that does GSE work. (except Timd)

If it is a 1 car width driveway, 1; a two car width driveway, then 2, etc. It is not rocket science.

You could make the argument on a 2 car wide drive that the parking is how many you could parallel park on one side. I don't believe there is a steadfast rule on this. The only non written rule that tends to apply to parking is that it only counts as a space when you don't have to move another car to get out when all the parking spots are filled.
 
That applies to counting driveway spaces, not a garage or carport. A 24 x 44 foot garage is not a 2 car garage, its a 4 car garage as there is space for 4 cars. I've already posted the written direction from the powers that be.
