FHA Electrical Outlet Cover Missing, Lender Sent a Photo of the Cover

amazing what some of these appraisers will call out.
If I recall correctly (since I've not done FHA for years) minor items (cracked windows, fogged windows, light switch covers, etc.) would be an item that is called out but would NOT be marked "subject to inspection". A "material deficiency" does not impact the value when it is a 55¢ item at Lowes. Obviously it does need the cover, no doubt. But a quick call to the agent explaining the problem and I'm sure they'd fix it as soon as they could get there.

Material deficiencies on appraisals are those deficiencies that have a direct impact on value and marketability
Simply reporting this to the mortgagee and letting them deal with it would save a lot of problems. Let the agent or owner put one on and send a picture or something. Such a small defect even if potentially a "hazard". If it has a list of 10 items to be repaired so be it. But one cover? I'd go buy one myself and install before I gouged someone $150 for a reinspection. Personally I've always carried a spare or two of those in a bottom drawer in the kitchen, along with bulbs, etc.

I agree with you. However, why not hold the listing agent, buyer agent, and even seller accountable? Why give them a pass? They should be aware of FHA requirements. Where do you draw the line?

OK, so we're going to hold someone, anyone "accountable" for a $.50-$2.00 item, yet the daily depletion of the so-called general fund money can neverr be found or accounted for.......hammm

So Jay where do you draw the line on safety issues? Do you wonder why the electric cover plate was removed in the first place? People normally do not remove electric cover plates. unless there is a problem in the first place. FHA appraisers are held to a higher standard and should know the FHA requirements, as do the listing and buyer agents.

I see them removed when people paint which is not uncommon before selling a house. I am not the one gouging them for $100-$150. If the lender wants to OK the repair without me going back that is fine. I am not signing a form that says I physically inspected something was completed that I did not physically inspect. If FHA requires it then their issue is with them, not me for calling out what they require.
 
The problem lies in something like an out let cover is not a repair its one screw . The FHA De Underwriters can waive the condition when they receive a photo of it installed but its unfortunate most will not as they dont want to have any accountability.

Well we are held accountable, and I don't want to be the one to cut corners because someone else says I have to go back to check on it.

Well when a out let plate is off I have a outlet tester to verify if its working and grounded. So then I know the plate cover just needs to be replaced. In a kitchen or bath near sinks or water I would most likley call for a GFCI to be installed. So I do not cut corners but like stated if I verify it just needs a cover it would be nice for UW to allow someone to send her a photo and sign off. Just saying.

I agree it would be nice for an UW to be able to do this.
