I wonder how many of Bernie's young supporters live in their parents' basement? No appraisal needed there.:rof:
 
Well, I am late so I missed the boat...too bad so many others missed it too. For what its worth at this point:

The future of the industry lies in the hands of the lenders, as it always has. The bulk of the workforce services lending. Take that away and the appraisers who do non-lender work will experience competition like they did not know could exist. They will die out too, or at least most of them, until the number of appraisers reflects the needs of the market.

So the question I wonder is if lenders will continue to value asset valuation as part of the loan process. If the answer remains yes, then I think there will always be a place for humans. No computer can do what we do. Not as good, not as cheap, not as fast. I think lenders are currently playing with the idea that what I just said may not be true. However if they continue to desire the most "accurate" valuations possible, they will realize the truth eventually, which is they already have the best solution to their problem in appraisers. It may be dark times for appraisers in-between. Many, including myself, may not make it to the other side. We will see.

i agree with the not as good however it's just a few clicks to run an AVM. definitely faster than an appraisal. it's about $10-20 to run an AVM (and that's if you use a per-click fee system and don't buy/develop the software). definitely cheaper than an appraisal.

A few clicks to run an AVM, yup. How long does it take to pass the AVM on to a person for verification? If the bulk of the industry goes AVM, there will be people looking at the AVMs after they have been run. By the time all that happens, gotta wonder if just hiring an appraiser would not have been faster, and cheaper, and better. That's where I was coming from.

i highly doubt it will take 7-10 days to run an AVM and have someone, even 3 people, review it. in the busy parts of the country appraisers are quoting 2-3 weeks or more.
