The tools and work are out there if you want it. Some want it, some don't.
Everybody eats meat. Some buy $2 hamburgers and others opt for the $20 filet. You get dialed in making $2 hamburgers (like McD's) and make billions or you can turn a 20 seat restaurant two times and upsell for wine and white glove service.
With my FT job I specialize in large fee reports like relocation or difficult/odd stuff that Digger passes on because he could crank out four in the same time. If fee work was all I did I have the available volume to work as much as I can/want but tend to accept the complex stuff as I can only have a couple in my queue. Time is the only enemy that holds me back financially. But with the time I do have, I make a very comfortable living with ample peace of mind.
I had an 11am today. Left my wife in the car (on a public street) and we had a nice brunch at the local diner after the inspection. Two due Wednesday. As Digger would say, "Back to work".

its funny, in 10th grade i took a test of sorts about my supposed career path in high school in the counselors office. the answer was i should be an appraiser or a mortician. 100% truth as everything i say is. in 11th grade my friends older brother came home in his new gt mustang convertible during a weekday mid afternoon a golf bag sticking up from the back seat. we asked why he wasnt at work and he said he only works 3 days a week and his new job out of college pays him 40k. his job? appraiser. i would later become his first trainee when i graduated with a degree in real estate and he was my mentor for 7 years(ish) and is still a good friend to this day. he taught me everything but i taught me how to be efficient.

You do understand Jtip works two jobs or used to. He not only has efficiency down. He has optimization down too.
