With my FT job I specialize in large fee reports like relocation or difficult/odd stuff that Digger passes on because he could crank out four in the same time. If fee work was all I did I have the available volume to work as much as I can/want but tend to accept the complex stuff as I can only have a couple in my queue. Time is the only enemy that holds me back financially. But with the time I do have, I make a very comfortable living with ample peace of mind.

I had an 11am today. Left my wife in the car (on a public street) and we had a nice brunch at the local diner after the inspection. Two due Wednesday. As Digger would say, "Back to work".

its funny, in 10th grade i took a test of sorts about my supposed career path in high school in the counselors office. the answer was i should be an appraiser or a mortician. 100% truth as everything i say is. in 11th grade my friends older brother came home in his new gt mustang convertible during a weekday mid afternoon a golf bag sticking up from the back seat. we asked why he wasnt at work and he said he only works 3 days a week and his new job out of college pays him 40k. his job? appraiser. i would later become his first trainee when i graduated with a degree in real estate and he was my mentor for 7 years(ish) and is still a good friend to this day. he taught me everything but i taught me how to be efficient.

His lawyer is lying to him but his lawyer will still get paid if he follows his lawyer's advice and pursues the lawsuit. Tell him haste makes waste. Consider that now and in the future.

You do understand Jtip works two jobs or used to. He not only has efficiency down. He has optimization down too.

My HS chemistry teacher told me that and to this day (almost 20 yrs later) I still don't like that guy ... but the quote holds true. I still (sometimes reluctantly) quote that and think it to myself.

It still happens to me sometimes. It is from not proof reading real well though when in a hurry, which is not deadly. Not doing the analysis part though from being in a hurry is deadly to an appraiser. That is the reason so many revocations occur.

Errors in the reporting part from haste usually won't kill an appraiser, but errors in the development part as a result of haste is an accident waiting to happen with very serious conseqences. If the haste is in the development part, it is much less likely an accident

We are insanely lucky to have our profession, as f'ed up as it is, and the opportunity to make as much money as you can.

Working FT in eminent domain pays the mortgage, bills and benefits. Fee work provides me with the finer things in life. I have made more in a week than I do in a month at the FT job and I average 2-3 a week. A relo or two a month and a four digit complex assignment mixed in with some cookies can bump up the annual income.

We just hired a new guy, fresh out of a local sweat shop where he made peanuts. I offered a similar split like Digger with all the work he wanted, low stress, heck do one a week to pay for your annual vacation. He passes every time I ask him, still bitter from the slave labor. Some lack motivation; the desire for financial freedom and are content eking out a living drinking the cheap beer. I didn't grow up entitled; I have learned that working hard gets you exactly what you want. If you want to cry about this or that, just watch the news and see how people in other countries live. I just spent a couple g's on a new well and hot water tank. My pressure doubled (25 yo pump), water is so soft and hot in the shower, while some drink brown water in the world.

LOL...weird...I worked at a mortuary for a year back in college. The money was GREAT (kind of on a whim as a buddy suggested it to make so good cash) but after a year of doing absolutely EVERYTHING (and I mean everything), I knew it wasn't for me. Not really the 'human' factor, just having to work on Christmas Eve kind of messed it up. Although the money to be made is really really good in that biz.......

Back to the keyboard Digger. $100 bills, keep on stackin' them up......
