How Do You Complete 2 Or More Appraisals Per Day?

I know that at a minimum, I am going to have to switch to filling out the paperwork on computer in the field, and the sketch as well. That alone should save me about an hour per assignment. I know there is a way to download comps directly into the appraisal form too, I'll have to look into that as well (easily another 10 minutes time saved per assignment, if it works properly). Doing 2 inspections simultaneously, on the same day should also cut out some travel time. I'm considering hiring data entry help, but I'm not sure if that is going to be practical (if I can make the downloading from MLS work, I shouldn't need much data entry help).

It's all a matter of workflow and what works for you and your market. Some appraisers in some markets can bang them out, some other appraisers in the same market, can't.

I typically stack as many inspections as I can a couple days a week and then write the rest of the week. I'm paperless, with 3 monitors, an overclocked pc, work one county, use a mobile device and comp database and still rarely am I able to inspect, complete and deliver more than 1 in any 8 hour stretch.

Cutting out inefficiencies is always a good idea, but you still may never get to 2 a day. It's just the way it is in some markets.

There a bunch of blowhards on this forum. Believe about half of what you hear when it comes to volume of work produced. If you really want to know what is real, go do it. I feel so sorry for so many trainees who have been told you can do all this volume and make all this money, and when the trainee started working, they said............What? Then they were glued somewhat to the mentor. That makes me mad thinking about it.
 
Try doing two appraisals a day for a couple months you will get burnt out quickly....

if you are lazy and simply punch a 40hr clock you will. if you regard your time as important and valuable you might as well take care of business while you can. its really simple. 2 people, same job, same area. one makes 200k and the other makes 70k. which one are you?

You sound like a infomercial...my friend had his license revoked after running a fast pace model for years. 2/day for years. I used to be amazed at how efficient he was and how much money he would earn.

He sells clothes now...

Just something to think about, but I bet there are a bunch of appraisers in your area and I bet some have your work ethic. Are they making $200,000 per year? If they aren't (and have a similar work ethic) you would be prudent to ask yourself why you can make that much and they can't.

just follow these steps and youll be fine.

Standard 2-2a
Content of an Appraisal Report must include at a minimum:
1) state identity of client and all intended users by name, or by type
2) state the intended use
3) identify the real estate being appraised (legal description, address, etc.)
4) state the legal property interest being appraised (i.e. fee simple, leasehold estate, etc.)
5) state the type and definition of value being used, and source of the definition
6) effective date & report date (sig.date)
7) summary of scope of work
8) summarize the info analyzed, appraisal methods used, state why any approaches were not used, and reasoning supporting your conclusion of value
9) state the current use of the property & the use as appraised
10) summarize rationale for your opinion of highest & best use
11) clearly & conspicuously state all extraordinary assumptions and/or hypothetical conditions, and state that their use might have affected the assignment results
12) include signed certification (in accordance with SR 2-3); ** Note that the standard certification in the URAR & 1073 forms does not include the "prior services cert" so you must add that on a signed USPAP addendum.

its 7:12am and im about to head out for morning inspections. no one i know has my work ethic. one trainee i had came close in 03. his first full year as a trainee he made 103k at a 60-40 split.
