How Do You Complete 2 Or More Appraisals Per Day?

You keep saying it makes a difference if your in a rural or urban area. Traffic in a urban area is brutal. Try getting a couple school zone tickets you will slow down quickly. I haven't use the same comp for an appraisal in 3years.
There isn't a cookie cutter appraisal anymore where you can rush...

You guys use the word "rush" because it suits your agenda to discredit anyone that works more efficiently than you. I agree, it takes the right market but also a willingness to pay attention to others that employ techniques that are far better than yours. The word is 'efficient'...not sloppy, not speedy, not rushed but EFFICIENT.

I am fairly certain this has been addressed already but I don't believe that any on this forum are completing 2-3 appraisals a day WITHOUT at least one full time staff/secretary.

I keep hearing this hypothetical that there is an appraiser out there somewhere, with no help whatsoever, completing 2-3 appraisals a day...day in and day out. Please send me the thread if I missed it? I'm not sure ANY appraiser has ever stated such silliness.

i do 2 per day (when market cooperates) and no help whatsoever except for datamaster and my glorious MLS! and sometimes im done soon enough i could have done a 3rd but it just wasnt in the cards that day i guess. 2 1004's and 2 draws/finals per day is a banner day but i only get 15 or so draws/finals a month. a good little additional income stream is to call "build on your own lot" builders if you have them in your neck of the woods. for cash purchasers the builders escrow/lawyer need draw inspections for the owner to release the cash from the owner to the builder. and usually need 5 to 8 per house and at $100+ per draw its a nice bump if you can get it.
 
I admit comp selection is harder in rural areas...fyi.

If you work for a national appraisal company or do mostly AMC work, a minimum of 4 sales is practically a requirement, not to mention the addition of 2 listings. I attempted to work for one of the national appraisal companies for a few weeks, they required 2 adjusted listings on every order; that factor alone probably added an additional hour to each report. I have learned to relish the direct lender clients who still only require 3 past year sales in their reports.

Digger, based on your 2 reports completed a day, I'm guessing your time factor must break down to something like: 30 minutes research, 30 minutes travel back and forth to properties, one hour inspection, 15 minutes for comp pics, and 2 hours to write up and deliver report. I can imagine Datamaster saving maybe 30 minutes per report, once you master the technology of using it.

Pretty much the majority (IMO) of any AMC work these days! (sadly (n))
 
Well, some that are saying they can do so much and are so much more efficient and competent than the thirty or forty thousand that have left the profession or are leaving the profession across the country..... Dream on folks.

You bring up a good point. ..if its so easy to complete 2 appraisals in a day why have thousands left and are passing up "easy money"...?

Yes, thousands and thousands.

Some are saying those that have left or leaving are just not efficient even though many of them that have left or are leaving are some of the most qualified and competent appraisers in history.

Sell that to somebody else. I don't buy it.

yes i have searched high and low for clients that accept 3 and maayyyyyyyyybe a 4th (listing) comp but thats it, im not doing 6 comps unless i need to eat. and as ive posted a while back i spend approximately less than 3 hours total per report on average but i never just inspect one at a time and always schedule geographically. today for instance i was out the door at 7:10 and got back at 12:41 and did 3 inspections. should be able to get these out today so this was a good day.
