You keep saying it makes a difference if your in a rural or urban area. Traffic in a urban area is brutal. Try getting a couple school zone tickets you will slow down quickly. I haven't use the same comp for an appraisal in 3years.
There isn't a cookie cutter appraisal anymore where you can rush...
You guys use the word "rush" because it suits your agenda to discredit anyone that works more efficiently than you. I agree, it takes the right market but also a willingness to pay attention to others that employ techniques that are far better than yours. The word is 'efficient'...not sloppy, not speedy, not rushed but EFFICIENT.
I am fairly certain this has been addressed already but I don't believe that any on this forum are completing 2-3 appraisals a day WITHOUT at least one full time staff/secretary.
I keep hearing this hypothetical that there is an appraiser out there somewhere, with no help whatsoever, completing 2-3 appraisals a day...day in and day out. Please send me the thread if I missed it? I'm not sure ANY appraiser has ever stated such silliness.
