Mindi you have only had your free listing since 10/07/07.

Unfortunately there are no top 5 positions available for your counties but we do sell 6-15 positions in that case and I have sent you an invoice for those if you desire them.

No orders through them yet, but I get a lot of request for comp checks(In my listing it says no free comp checks) but they send them any way. I think this is one of the best sites to list on.

Last year I listed myself on 3 different appraiser advertising sites. Each time I had a call from someone I asked them who referred them to me so I could thank them. 7 times out of 10, the answer was "Apppraiser USA."

In addition to some comp check calls, I have also received calls from individuals that want independent appraisals on their homes. One person was going through a divorce and wanted to know the value of his rental property before he and wife decided to split. Another was a high value property in a very affluent area in which the persons mother (the caller was executor of the estate) was going into a nursing home and they were trying to figure out what the list/sale price could be if they decided to sell the home. They didn't want a predatory Realtor pressuring them to sell, since they were quite wealthy and weren't really sure when they were going to sell.

For the year I've had my listings on Appraiser USA, in total, I've received at least 5 or 6 appraisals. I think I am #6-15 on a few of the major counties. Appraiser USA has by far exceeded my expectations, and paid for itself with the first appraisal. It has been nice to do non lending work, and appreciate getting that kind of business as a result of my listings on the site. In fact, I was getting worried the other day about renewal, and am hoping they send me an automatic renewal notice since I want to make sure my listings don't lapse. I've also changed my email address, so I need to be sure they have that information in order to receive emails about my subscription. I highly recomend Appraiser USA

Hi Deb,

Glad it's working for you!

Please send me your new email address so I can change our billing information. I assume you already change your email address in your listing?

We do send out renewal notices about 30 days before your term is up to allow you to renew.

Wayne, A few months ago I was chatting with a friend(computer guy) who advised me to do google searches for appraiser ect. ri and he recommended I sign up with any free service and consider only paying for a listing service that appeared in the top few slots. I decided not to pay for a listing and signed up for AppraiserUSA amoung others. I have had only one call which was a request for an REO appraisal, thanks.... I also wanted to to say I joined the forum after an instructor of an appraisal class in MA recommended everyone in the class check out the forum, I'm glad I did! I wish I was aware of this earlier I have learned much browsing the various topics, thanks! I would like to consider paying for a more prominent placement in RI. Can I determine if any slots are available?
Thanks again,
D

I know this works for some. I paided for a position for a year and still no orders.

I still have the free part and I get a request for comp check now and then but when I call and discuss - they always more on to the next appraiser.

Hi,

Please submit the order form below and I will invoice you for the highest positions available for the counties you want. If you aren't satisfied with what is available, don't pay the invoice, no problem.

You are correct, it does not work for everyone. I can say it works for over 90% of our users because our renewal rate is in excess of 90%.

Many people don't get outright orders from the order form, they first get an inquiry via email or phone. That is where you sell yourself and your services.

As far as the comp check requests some people are able to convert them to orders. Others don't have the patience to try, or are even offended by them, so naturally they will not be able to convince someone to order from them.

I noticed that you did not have the "no comp check" option selected in your listing. If you don't want comp checks you should check that option, it will slow down those requests some (but not all unfortunately).

I do thank you for trying us and if I can help you in the future please let me know!

I actually have a free listing and have received a few orders, But just noticed I am not listed when I search, (there are only 3 in my zip code!)

The zip code search is tied the county. If you search a zip code it will return the appraisers who serve the county that contains that zip code.

Make sure you have the county in question listed in the "counties served" field and also that you have it spelled correctly.

If you do and you still don't come up, send me a PM with the county in question as well as the zip code used in the search.
