How many appraisals does the AVERAGE residential appraiser complete per week?

4 - 6 per week here. I don't want to run 100 MPH all the time.

Had a borrower ask the other day how many I do in a day, then he guessed 4.
I laughed and said, I wish. The pay would be nice, that's for sure. But it's not doable for 1 person. :leeann:
 
I typically can not complete more than 3 1004's a week. Deriving credible adjustments is very time consuming for me. I am not comfortable with push-button adjustment software, so each adj gets a mixture of at least 2 matched pairs and simple regression using smaller sample size with excel. Sometimes agent phone surveys are necessary to make sure MLS data indicating location premiums are realistic based on what their buyers are doing. Another reason is I have not seen a "cookie cutter" in at least 18 months. I think those are gobbled up by the Metro-West's of the world.
 
I shoot for "1 a day" or 5/wk. Even at 36, I still like to enjoy time with the family and have somewhat of a social life!

My minimum fee is $350 and have a few clients paying more (non complex SFH). I've done the volume thing before and don't want to ever go back. (knock on wood)
 
i do 60+ a month depending on workload. inspect 4 on monday and type them tuesday, inspect 4 on wednesday etc.

Not too bad. 4 inspections and 40+ comp pics in a day.

But I'll venture to say you've been around the internet block and only shoot 12 comp pics for the 4 inspections.
 
I do like 9 a week. After 24 years, I have picked up some tricks to produce good income but credible results/professional reports.
1. No more than 2 inspections a day. I know appraisers who do a boatload of inspections a day and then take a day or two off to type them. I can't do that. All the properties would blend into one in my head when typing them causing mistakes. Do two, type one or two.
2. Have scheduling down to an art. Grouping two geographically close is key. I have also been pretty firm with times when scheduling. I never ask when is a good time. I tell them two times within like an hour and let them pick. I rarely have to do a rare time. I arm myself with lots of data before I leave the house. Going back out a second time for one assignment throws a big monkey wrench in production.
3. Lots of appraisals mean lots of data in the database. I rarely have to "start from scratch" unless it is a weird property or one of those towns with little activity.
4. Working nights and weekends. Yeah, gotta do it.

I have a pretty easy assignment that will be complete tomorrow. I have to drive the comps in the morning. I am estimating a total of 60 miles to take 6 comp photos (the subject is 22 miles from my home).
 
Fascinating thread. One of the best I've read in a very long time.

For me, I'm trying to slow down. There are other things to do in life that are a lot more fun, and pay as much, or more. Appraising is paying for the transition. Should have done this a decade ago though. Who would have guessed it would stay in the rut it has been in for so damn long?
