How many appraisals does the AVERAGE residential appraiser complete per week?

I have no idea.

Thank you! Some appraisers verify and reconcile.

Not too bad. 4 inspections and 40+ comp pics in a day.

But I'll venture to say you've been around the internet block and only shoot 12 comp pics for the 4 inspections.

you are correct sir! and if i drive more than 10 minutes for all 3 comps, 1) im livid and 2) its rare

Sometimes I do 3-5 appointments in a day. It is great when I can line up all my appointments for the week on a single day.

I would rather do 1 a day. I hate being cooped in the office all day.
The field work is the part I like best. :peace:

Lining up all my appointments on one day doesn't happen often. Even two appointment days for the week is good. I still get out a lot throughout the week. Driving comps and stuff and meeting people for lunch. I just like the flexibility of not having appointments everyday.

The most inspections in a day that I can remember was either 3 (or 4+ in the old days when construction loan appraisals were still ordered for builder new construction). I typically try to do my research for each assignment before I go on the inspections, and I probably average about an hour of research and report prep for each typical appraisal assignment. I also like to get my inspections out of the way before rush hour traffic starts, so appointments are usually done before 3:30 PM.

Appraisers can't do more than 5-6 a week. Now if you said "Skippys"...then the last 2 question options are likely.

Saw an ad for an appraisal job that supposedly pays over $75K. I anticipate at no more than a 60% split, so trying to get an idea of how many production units the mill is going to expect in output per week.

Doug,

Those that complete more than 3-4 per week(average) are likely taking short cuts that may not be consistent with good appraisal practice, or having someone in india do the form work for them and just sign whatever they get back. there are exceptions of course.

I agree Don, though 3-4 a week may be conservative in that regard...seems many appraisers max out around 4-6 a week that they personally do and consider appraising rather than form filling. Digger says he "types" reports...well typing, filling in information on a form is a good description...I find it hard to believe at face value his posts where he attributes his amazing experience so different than most of us where he lives...do all the other appraisers where he lives also have a magical life, where nearly every subject is close by, reports only need 3 comps that take 5 minutes to pull, parties easily agree to a schedule 4 inspections a day, the orders are all full fee etc. He may be the exception to the rule but his tone reminds me of Amway/multi level marketing reps who breezily talk about high profits and and returns that most never see.
