No HUD Label, No Inside Label....

I'm just interested in knowing what happened with this one Pam, after all you did start the thread 4 years ago.

For all you newbies be careful with the old threads because more than likely the answers will have changed over the years, especially when it comes to FHA. :)
 
The new link just occurred and I am very glad it got pointed out in another posting. When ever some body does find new information either post it or let me or another moderator know so it can get posted.
 
I did a manufactured home and couldn't find the inside label, the homeowner said it was in the bedroom closet but he had made a cedar closet out of it.
He went to the garage, got a saw and cut out the spot where the label was. I got my info..............
 
I've got one I'm working on now with no tags & no data plate. It was ordered as Form 70B (Freddie Mac guidelines) so I'm thinking the tags & plate are not an issue from what I've read of FHLMC rules. I see nothing that requires them be present. FHLMC does not have a ban on "on frame modulars" like FNMA, so I don't see where the code matters that much. It's a 1986, 28 x 56 DW, so it was built to some approved building code. I do have copies of the titles to get serial number information. Other than taking the time to give the client a heads up about it (and other issues), any considerations I'm missing?

As you know, the 70B is same as 1004C. Some lenders/originators simply use the Freddie numbers as opposed to Fannie's. The loan could still be sold to Fannie. I'd probably ask the client if they were OK with an extraordinary assumption as to the identity of the critter and a statement that the appraisal is not intended to be used in a secondary market transaction involving Fannie, Freddie or any other secondary market entity with similar guidelines.

You may also consider going the IBTS route.
 
I do plan to discuss it with the client, if they ever return my calls. My plan is to use CB4 and allow the client to sort out the proof using the available information. The tags and data plate are really the least of the concerns the client is going to have on this deal. The tags may well be under the vinyl siding that was added some years ago, and the data plate is likely somewhere under the wall paper. This is a sale from a sister to a brother of a house that suffered substantial damage in the hurricanes of 2004. Repairs are ongoing and there is no permanent heat source. The tongues are still attached to both sections. Not to mention some issues with the contract.

The Manufacturer's serial number should be on the front chassis. Contact the Institute for Building Technology and Safety (IBTS) at http://www.ibts.org/label_req.htm and for +/- $75 you will get all the information the next day.

The building Codes do matter in manufactured homes. What if the anufactured home was build to Florida codes and the home was moved to Colorado. Snow loads would be a little different don't you think?
 
Ron, I have the serial numbers, not an issue. If the house was not in its original location, I would agree substantial more information is needed. But, in this market there is no discernible difference in the market value of an on-frame modular or a HUD code home. The home was new when installed in this location and was inspected by the county so there is no reason to think it does not meet the required building code in effect at that time. I have indications that it is a HUD code home, and I am doing the report under that assumption. Should the lender want to pursue the loan after reading my report, they are welcome to use the information I provided to prove the assumption with IBTS. To spend that money now, would be a waste of funds IMHO. (There are other issues that may well kill the deal.)
 
Just inspected a Kit brand home today. The data plate under the kitchen sink has all the info except the spot where the HUD numbers were to be written is BLANK! The original T1-11 exterior was covered with drop vinyl siding two years ago so hopefully we can cut or peel the vinyl to get a look at the numbers. I did find the numbers written on the insulation sticker pasted on the inside door to the electrical panel. I suppose I have to SEE the tags for an FHA loan, but is providing the numbers good enough for a conventional loan?
 
For FHA koans labels MUST be attached to all sections.Labels in cabinets , under the sink or anywhere else do not count............
