SFREP and 3.6

It does seem that the best sources for information regarding what it takes to be a competent appraiser, and what it takes to be a successful appraiser, and what it takes to run an appraisal business, and what software is capable enough for a practicing appraiser, are those who don't appraise.

In the case of SFREP software, they are an exception to the rule. Wayne Pugh developed the software and was a practicing appraiser and continued to appraise even after the software became widely used. I believe he has since sold the company and retired, but IMO the reason they are ahead of the competition with 3.6 is because SFREP has always been made to work for the appraiser, unlike the other companies where the software is rolled out with the bells and whistles and the appraiser must adjust to its requirements and limitations. I still believe SFREP will be the first to solve the 3.6 Gordian knot, of course it may take lightweight McCulloch.
 
What is the latest? Is SFREP 3.6 working smoothly? Anyone try to import xml files made by total into a SFREP database for comps?

That’s a good question; I think someone was discussing that a couple weeks ago on another thread. You mentioned you do a lot of REO work, so do I. I have to wonder what’s going to happen with the pre-foreclosure orders when the 3.6 “deadline” approaches. For the life of me I can’t see the REO people behind the curtain suddenly demanding the 3.6 for 2055 pre-foreclosures. I know it won’t happen for real banks, credit unions and clients that own the paper.
 
Spoke with a rep yesterday with a major lender and another U/W with a larger lender as well. Said they will not be ready in time and are really un-prepared and most of their roster of appraiser are saying pretty much whats been said here !! News to me is they apparently go through surveys periodically from the GSE's and one is forth coming, they are of the belief that the results of that survey will impact when this 3.6 officially rolls out. take it fwiw
 
Scrolled through several FB groups and talked with some people who use SFREP and Total and concluded, no software is ready yet. SFREP is close to being ready, but still has issues with maps and photos and no mobile app works well with it yet. A lot of arguing and gnashing of teeth and one priceless comment by a surly tech person to an appraiser who patiently waited an hour on tech support, I think it was with Total was to “Keep practicing 3.6 reports even though the software doesn’t work yet.” Fannie took 8 years to create a software s4itshow and it’s your fault. I draw the line at spending time on the phone waiting to talk to someone in tech support for a practice 3.6 in a system that is barely out of the incubator.

Fernando has been absent several months and it’s a mystery, someone started a thread about him and there were several opinions on where he may be.
He prob bought a new computer like me and couldn't figure out how to log back in to AF (which I just now finally got back around too, missed you folks - well, most of you).
 
I had 2 assignments put on hold this morning and decided to spend some time with my "practice 3.6" on Abomination Alley. After an hour I have to say it's a royal pain in the arse. I'm using a small non complex cookie cutter vinyl box for the subject and cannot believe how they managed to make something that should be so simple a complex ordeal. Clearly whoever put 3.6 together NEVER completed a residential assignment and probably have a sadistic streak. I can only hope that it's possible to clone, import and use skeletons which is what makes SFREP so great. I'm getting ready to enter the first comparable now. The first choice to pop up for construction method is "container".

Yikes. Sounds like you are using SFREP. I just got an email from an AMC (I seldom if ever work for) and they say Sept. 1 they want everyone doing 3.6. That is completely unrealistic at this point. I haven’t talked to a live appraiser that has done a 3.6. We don’t even know if the software will work. Bugs bugs bugs.
