SFREP and 3.6

Yeah, what is Reggora? Sounds like a commercial drug I hear on TV.
I had never heard of it before, there are several new companies entering the appraisal software industry business promising the moon for cheap fees. I suspect it’s the sleaze factor at work again, kickbacks, endorsements, Vegas gala events hosted by industry “notables”. I can’t imagine jumping ship to some experimental software to use on an experimental 3.6 “form.”
 
I fail to see how any software program can overcome the limitations of UAD 3.6. It is cloud based/web based, and a software program can not change that. It is not a form, so it can not execute the functions a stable form offers, such as pasting a comp from another column, etc. It will print as a form, but it fills out in real time. Jumping from one softare to another will not cure it. Because it is web-based, all these newbie companies can join the party- but imo they are charging to use the "dynamic format" Fannie provided.

The only way to make it function efficiently that I can tell is to autopopulate the comps we choose from one of the data import programs ( Alamode offers Data Source). Perhaps the tech Bro companies offer their own version, but whatever program or AI is deployed, the data imports from the MLS that WE pay for, in addition to free public records.

Alamode is working on a merge ( some call it a clone ) of a saved 3.6, so if and when that comes out, it will make things easier (I hope ). Alamode can save comments for 3.6, which will work similarly to how it works in 2.6. We have to create those comments from scratch again and save them.

If it is taking the established software companies, Alamode and ACI, this long to make 3.6 functional, then we can see it was not developed with appraisers in mind, who pay for our own software to use the forms. 3.6 is web-based for a reason, and the reason is not we lowly appraisers. Think about it: a web-based format that can be purchased à la carte for each report from the tech bros. That means a non-appraiser can use it , without having to pay for the software we pay for . Similar to how PDR data collectors now can do the inspection part. This seems consistent with the pattern and direction the GSEs are taking. Speculation on my part, but it is possible and makes sense from a profit standpoint.

IDK what the long game is with 3.6 - perhaps a non-appraiser version, geared toward AI...or leave it as an "appraisal," but have AI or an analyst do most of it and the appraiser reviews it and signs. Again, speculation. However, it seems odd that they spent 8 years designing it solely for appraisers whom they are phasing out. Would the tech bros be jumping in to sell a software program to a limited customer base of appraisers? Are they that clueless, or are they banking on the fact that the use will expand to non-appraisers?

Very true. After spending some time on a "practice" 3.6 I cannot believe this is what they developed. Filling out the report, finding which box to check, which drop down menu to fill, then finding WHERE the particular drop down menu is located is a combination of a jigsaw puzzle and video game.

The number of appraisers is dropping....for real. The number of AMCs is dropping. MORE software companies.....fewer customers. Makes perfect sense.

Like many threads, it expands from the original title. I was posting about the cloud- or web-based aspect of the drop-down format of UAD 3.6 in general and what it might portend for the future. I do not claim to be an expert on SFREP specifically.

Again you miss the point. You claim 3.6 software has to be cloud based, which is just wrong

I did not say 3.6 has to be cloud-based. I said the drop-down format was cloud- or web-based - I am not a computer geek, so perhaps my terminology is off, but it does not function like a regular form, which is why Alamode, ACI, etc. are having so much trouble getting the functionality to work.
