Since when are bedroom photos required by fannie mae?

What about checking the middle boxes. I was taught only to check the middle boxes. Seems like most appraisers did this too. Very taboo to mark the increasing box.


What about adjusting the comps right up to the 15%net and 25% gross guidelines? Even fannie caught on to this.

I could go on all day long. You and I know why.....

It's about appraisers not rocking the boat.

Are we really playing this game? I'm I opening up pandoras box? Not suppose to talk about these things in public?

The majority of appraisers are good. But the bad appraisers get rewarded.
Of course we want to talk about how to effectively address laziness and/or ignorance in appraising.

Consider this: what if appraisers are hesitant to denote any kind of trend because they're not REALLY sure of their analysis - IOW, if an appraiser checks the 'increasing' box, they have to be prepared to demonstrate - from the market - that the subject's market is, indeed, improving. Many don't know how to do that (unfortunately).

And I don't disagree that much of it is not wanting to 'rock the boat'. I don't equate that to fraud, though. I equate that - again - to laziness or ignorance. Or possibly a lack of confidence in one's ability to defend anything outside the box.

I think we're pretty much in agreement RE the outcome(s), but just in disagreement about the motivation(s)... maybe I'm an eternal optimist, although most who know me well would probably disagree. :)
 
The OP asked when did the interior photo minimum requirement change to include all living areas including all bedrooms? The question was not do you take your shoes off once inside. Lol

I’ve always taken more than the minimum but I remember that as being the kitchen, all bathrooms and the main living area. Plus any deferred maintenance or recent renovations. I basically perform a FHA protocol inspection each time.

Naturally most lenders have asked for more. But the OP referred to the minimum. And I’m curious as well. I’ve got the old regs saved somewhere.

Maybe I am getting cranky in my old age but I have definitely changed my attitude about pushback from homeowners and tenants about photos. We made an appointment. I told them I need to see ALL rooms. If we have an appointment at 10 am, I have no patience for, “can’t go in there, my son is sleeping “ or “my husband is taking a shower”. You knew that for 24 hours! My time is as important as getting your loan or selling your house. Either get them up or let me peek in and snap a photo. I can angle Sleeping Beauty out of the shot.

I simply tell them, that's fine if you can't let me into this room, I will just relay it to your lender, it's not up to me, but this may slow down your loan and they may send me back to your property again to take photos, they usually can somehow magically let me into the rooms in question after my explanation.

I was accused of trampling mud all over a new construction property, lucky for me on EVERY new construction property, I take off my shoes and place them just inside the entry way by the door, when I was on the phone with the lender who was saying that the builder said it was the appraiser who tracked mud all over the interior of the property, I had the lender pull up the appraisal, go through the photos, pointed out my shoes inside the entry way and went through all the rest of the interior photos that showed no mud inside the property, the conversation ended very quickly after that.
 
The bad appraisers are the ones who always took less pics for obvious reasons....trying to hide something.....
i didnt think this at all when i didnt take pics bc they werent required. if there was an issue id take a pic of it. if not my notes sufficed until all pics became mandatory.

Yes, I do that, too. I also tell them the fee for having me come back out.
