I thought so, but that is Labron James. Could be a fake name either way.

If you recall, Vincent is the AMC owner who tried to get out of paying a forumite when his appraisal came in low.

I do recall that. His name jumped right out from your quote. He was clever in that thread, as well, right up until he edited his posts. :D
 
After a recent request from a lender for a "more similar" comparable i.e. a specific size range, distance dollar amount. I finally got fed up and reviewed USPAP guidelines. With out reading very far, I found Conduct, Impartiality and read it several times. I then called the Texas Appraisers Licensing and Certification Board (TALBC). After speaking with them I realized answering specific request for comparable data is in violation of USPAP, as you are not impartial if you respond to a specific request for specific data from an individual involved with the mortgage company. I then spoke with the State Attorney Generals Office and the term "collusion" was mentioned. Since that date I have refused to acknowledge any request for additional comparables that have specific data request with a letter I drafted and in all my reports under the USPAP/FIRREA addendum. Although some of the companies (mostley the unlicensed underwriters)became upset and stated "other appraisers will do the job", I assure them that I would verify the request with TALBC and the State Attorney Generals Office while mentioning the name of the Mortgage Company, Underwriter and the Name of the Appraiser doing the work in Violation of USPAP. I continue to work for all of these companies and have had no further trouble with the "more similar" comparables request. If all appraiser would refer to USPAP guidlines/requirements in this manner, I feel the problem would disappear. If the appraisers are to affraid to respond in this manner, he/she may want to note the word "Collusion"mentioned above, in the event there is a review of the report for any reason. Feel free to contact me regarding any of the items noted above.

That's a great way to counter these 'demands'.

With the AG making reference to 'collusion'... makes me think many will be heading in that direction and the target IS on the appraiser's backs.

I always love that line... don't you?

That is from someone who has absolutely NO IDEA why an appraisal is written. They just want someone who carries around a rubber stamp and happens to have a license.

I never know if an appraisal will "work" or not... Even if a lender puts an estimate of value on the order form, I NEVER EVER see it! We have designed it that way to make sure that we take the approach of "It is what it is."
