First of all, my dog stays in the car. Secondly, since it is a rural area the folks are likely to appreciate your being human just a little more than some "City Folk".

I take the dog because she is my best friend, is good company and we enjoy each other. I only take her when I go to very rural properties or bad neighborhoods, and she always stays in the car. Most do not know she is even there.

I'm a people person too and I'm definately not a dog person.
Dogs are people too. Kick your dog for making you mad and they love you 5 minutes later, kick your wife for making you mad and they have the lawyer 5 minutes later. I will take the dog any time.

Cats are not people, they should be fed to dogs.
The only time I take a dog with me is when he's no longer a puppy or cute, and it's time to take him for a ride way out in the country. If you take three right turns followed by a left, they will not find their way back to your house. That's experience there folks, and free advice.
Willie is so sensitive....good thing he isn't a dog, his wife or significant other would have done the above to him a long time ago most likely, unless he is still cute.....I will let Joker determine that.

leave the dogs and kids at home
The dog stays in the car, rarely seen nor heard. The kids have come with if I am appraising a house with only the female owner at home. I will not go in a home where there is only the wife/gf alone in the home. I call them my assistant.
I think it is always best to try to dress for the homeowner if you can. I can see where dressing in a stuffy manner would off put and make some nervous.
I learned long ago that nice Levis do the trick for every appraisal. I went to a home in the nice town last year, dressed nice, only problem was this woman was a pig and had three dogs and 2 or 3 cats. If it had been 95 degrees outside with 100% humidity I would not have accepted a glass of water from her. I had to take a shower when I got home.

Went to inspect a hospital 3-4 years ago. Wore my best pants, nice shoes, tie. Ended up on the roof of the 4-story hospital. The tar and gravel roof, where the snow was melting, and the roof had low points where water accumulated, needless to say the pants, the shoes and my patience were ruined. Appraising that same hospital next month. Nice Levi's, waterproof shoes, nice polo.

Met a nice home inspector a couple years ago on an ERC assignment. He said that the appraisers with the nice clothes never inspect like they should, it is the ones wearing practical clothes that do the best job.

Met a nice home inspector a couple years ago on an ERC assignment. He said that the appraisers with the nice clothes never inspect like they should, it is the ones wearing practical clothes that do the best job.

No doubt the inspector knows everything about the appraisal biz.

I have worn sport coats and ties on appraisal appointments and I have worn jeans with button up shirts. You can have the best of both worlds. Wear jeans, button up shirt, and keep a sport coat with you, just in case. But keep the dadblame dog at home! Dress and act the part. That's all I am saying.

I am fairly sure you're joking, but for those who the above applies to, I am certain there is a special place waiting for you, and bring your shorts cause it's gonna be hot.


Yes, I'm just kidding. You really don't have to turn three times right and one time left. They have a homing instinct. More important is that you put a lot of distance between your house and where you dump the dog off. It isn't cheap getting rid of a dog with $4.00 gas. 40 miles probably won't do it, especially in the country. They'll be back in no more than 2 days.

The best MO is to take them 40 miles, or more, and to drop them and make sure there is a city or large town between your house and where you dump them. While they will try to head home, they will be distracted when they come through the town by other dogs and people as they scrounge around for food and companions. If someone doesn't take them in, the dog catcher will get them, for free.
 
My Dog

He loves to "go to work!" ...I keep him in the car except for a potty break and he is very attached to me...he cries real tears if I tell him he has to stay home...he make me feel safe too....I don't take him if it's too hot or too cold or in an area where I'm afraid he might get stolen...he's a beautiful golden retriever. :)
 
Took the dog once in the new truck... Got to the property. got out an shot pics and measured.. it was raining..walked back to get into the truck... the dog had locked the door... it was then pouring - keys in the car - cell in the car - customer not there - dog in the car - it was raining - found a big rock - smashed the back window out - climbed in the truck

Window replacement $500 bucks

NO MORE DOGS
 
That is a big concern for me now that I have a truck with power locks. I always carry a spare key.
