USPAP class for the thirteenth time

All I'm doing is attributing your complaints to their respective sources.

So why doesn't your state love you like that?
The state loves me completely. They love when I pay more fees and fines. They love when I tune in to listen to what they have to say. They love guiding me and forming my character identity, instructing me on the very principals of life. They really love it when I subject my children to the same.

That's why we home school and maintain a very very low effective tax rate.

I'm just saying if you're not ready to tackle the issue of an oversized government...

It's important to not become desensitized to the long train of abuses.

Really? It was pretty much mandated. I mean it is like taxes being "voluntary" - sure they are. You don't have to pay them, but if you don't you'll be going to jail.

Your state could still work a deal with the CE providers
Really? Really? I couldn't sign up for USPAP until I paid for the download of USPAP ALTHOUGH I ALREADY HAD A COPY OF THE BOOKS (and that's not just 1 book now) To use my paper books, I would have had to take a class in person.
 
My preference with comparisons is to compare the one thing against its respective alternatives. Not to a hypothetical that not only doesn't exist but actually can't exist. Like the $0 footprint on your business interests. Not only does that alternative not exist, it effectively CAN'T exist.
So what alternative for your state's status quo do you think you can reasonably except the state can provide to you?

A - Mandated by whom? Mandated by the Federal Govt via imposition on the states, that's by whom

B- WRT Books vs PDFs, I haven't owned a hardcopy in many years. If you have been buying a 2nd copy of the material then that was a personal choice. Which accrues to you. Nobody else. You could have chosen to take the live course, or you could have taken the online+pdf.

C - Online course providers would have no way of verifying - which all USPAP Instructors are required to do - if you had a copy in hand during the course. This would not have occurred to you because you haven't been involved in the QE/CE business, so I'm updating your consideration of this factoid.

I know they are required to verify course participants have a copy in hand because when I taught the live courses I had to either verify they had a copy in hand or make them purchase one. Meaning some of my live course participants never did have to buy a copy from my stash because they already had one in hand. The CE providers have to order/pay for however many books they anticipate they will need to cover their class sizes. Estimating the usage in advance is a bit of a guessing game. We usually had several copies go unsold every cycle so we had to eat those costs. Maybe 10-12 sometimes, other times less.

USPAP was required in AR to be in person or zoom and paper was acceptable, so I ordered early. But they changed the rules and didn't notify anyone until it went on the website. But to take the online class you had to download the copy. I've never bothered to get USPAP on line although Columbia did offer a CD one year. My bad. I ordered what I was always required to have and then took the online class we were never able to take before.

I wasn't even allowed to let appraisers share a book. Husband/Wife or Dad/Daughter would come in with one book and I was required to sell them another so they wouldn't share. I couldn't get caught violating the rules, either; because those were the terms of these instructor agreements.
 
are policemen required to buy a copy of the u.s. constitution...if USPAP was that good, it wouldn't change...but there goes another made definition...f ing snake oil salesmen :ROFLMAO:

Ryan Dibble, chief operating officer of Flyhomes, said at minimum, borrowers must prove they have an excellent credit score and documentation that proves their assets. Properties must also meet specific loan-to-value (LTV) ratios and meet other loan requirements to qualify.

Because it is inconsistent and random as to which buyers and what properties receive appraisal waivers, some housing and mortgage experts said it feels like a black box.

“Some buyers get appraisal waivers on one property, but a similar buyer or property will not. When our clients get an appraisal waiver it feels like winning the lottery, but it only happens 10 to 20 percent of the time,” said Dibble, who advises borrowers to work with a qualified mortgage lender who can help them navigate the process.



Lenders with eligible loans to sell to government mortgage giants, Fannie Mae and Freddie Mac, offer the appraisal waivers. They began offering them to streamline the mortgage underwriting process by eliminating an extra step for borrowers. Also, since the COIVD-19 pandemic, it translates to safety. An appraisal waiver avoids having to send a live person into someone’s home.

You can take USPAP classes for decades and never read the book. The book is not necessary to do appraisals.
