Do you remember our brief conversation about expiring, or moving or just plain disappearing web links in appraisal reports?

The AIport link for the OADI viewer conversion has disappeared. Maybe I just am not smart enough to find it.

I can only conclude at this point that FNC response was just lip service to chase the slaves back onto the plantation.

That is one of the best speeches given, right up there with RFK, Churchhill, and Reagan. Not saying i support a political point of view, I just think they are all great speakers.

I agree that even if I am grossing incorrect in my assumptions and we are proven wrong, the on ething that is coming out of this is that we are capable of banding together, and that means trouble in capital letters for the different people that have chosen to paint appraisers into a corner.

I had to call customer service to get it.

Can anyone tell me how the lender gets the report. Does it come to them in a PDF copy, or do they have the ability to print directly from the viewer?

I believe it has been stated in this thread before: THAT is the sixty four thousand dollar question.....what is the client actually recieving? That is the evidence needed. Anyone have it to share with the rest of the class?

Maybe it's a recall? :shrug: Eitherway something seems wrong. But the question is, how many appraisers out their realize the significance of this? They may be asking, what is this on AP? For What? Or maybe they are trying to distribute it to all the vendors to integrate it into their software? Who Knows, but again, what are the end users seeing or getting? Is it all or is it just broken into pieces? Then on top of that, who is doing the reviews, how are these Score Rules set? Are they really USPAP compliant Reviews? or some kind of Valuation Specialist?
 
I'm having trouble understanding that statement, Mr. Wiley. The data appraisers use......we PAY for it. I am unaware of any MLS databases which provide the data submitted by their members to anyone other than a PAYING member. I believe I stated this before. While there is public data out there, much of the MLS data appraisers use is in a non-public form and is proprietary to the Real Estate Board who owns it.

My issues with AIReady and other conversion systems go well beyond data-mining. However, the fact is, portals or entities who DO data-mine from appraisal reports are in effect STEALING proprietary data. If you question that, why not call your MLS and ask them if it is ok for a portal company to extract the data their members pay for, without permission, and then re-sell it or re-use it to populate AVM's which do not profit the MLS who supplied the data. I would love to hear your MLS's answer to that.
Somewhat what Zaio was doing with MLS data, or "third party data" or AA-AVM what ever they want to call it. They were downloading it to populate their data warehousing and then on top of that, what software vendors were facilitating those functions towards the Zaio programs? If I was a software vendor right now, I would be very careful in what they did or did not do in the past. And if so, Like Karl would mention "Who wants the First Good Chunk of Cheese?"

Name a job which permits complete discretion in the decision how to "do your job."

What your clients are telling you is, if you want to work with us, you will do it this way. Deal with it.

When is the last time you told your CPA how to fill out your corporate income tax or your year end statement???

When is the last time you told your surveyor how to "run a closed course" and what accuracy to achieve? Did you tell him to include a set of levels?

Since you don't tell another professional how to do his job, why should a lender tell us how to do ours? Aren't we the experts? Do we not know what is required to develop a credible, defensible opinion of value without being told how to do it by a lender?

A few years ago I told my accountant that if she could not provide my tax information in a format that would import into Turbo Tax that I would find another CPA. She had two choices - adopt to the format I wanted or lose my business.

A client asking for something in a particular format is not the same thing as dictating to a professional how to do their job.

I pay for access to lots of data. I buy data from MLS, tnrealestate.com, Courthouse Retrieval Systems, Pulse LLC, et al. I also get “free” data from Nashville.gov, FEMA.gov, etc.

Appraisers take data like that and use it in reports that are sold to clients. Some clients, in turn, take data from appraisers’ reports (with our written permission, I might add) and use it to create things of their own. If that is somehow “stealing,” then appraisers must be thieves as well. Where do we all go to turn ourselves in?

Why is “data mining” acceptable for an appraiser, but not for an appraiser’s client?

When data was taken from those reports that were prepared by Carnivore and Mr. Vining (the ones stored at the Library of Congress) a guard reviewed everything before it could be taken out of the room. If extracting data from those reports was stealing, why did the guard take no action? On second thought maybe I will hold off on turning myself in.

I can only conclude that you did not bookmark the link and did not think to look for it in post 1227.

I do not know why they link was removed from AP, but I intend to find out.

I was thinking more along the lines of requiring 3 comps within a half mile, 2 actives and a pending. Also no adjustments over 10% per line item, 15% net and 25% gross. These requirements are what most automatic QC programs check and these then become defacto standards and these do dictate to professionals how to do their job. Telling an appraiser to use a 1004 form for a condo or use a 1004 for a duplex is dictating also.

Or best Yet, trying to pay $240 clams for a income production duplex in a highly complex area on a 1004.
