Work related to litigation. It's nice to have an assignment which provides 30 - 60 days to complete the appraisal or appraisal review, and even better when the case stays active for a year or two.

Since September of 2024, there has been an abundance of FEMA 50% Rule work. That may continue for the next 6 months or longer.

Paid the dues since 1990. Looking at it overall, the appraisal income keeps me out of trouble, just supplements the Social Security income, with Medicare covering the health angle. Should be no problem if VA goes Lender Select, though count me out if its AMC work.

Maybe some of you clients have read some of you bizarre and baseless posts and have decided they need an appraiser that has an objective point of view. They likely think your blind biases extend to anyone that may have a Trump yard sign. Remember, YOUR state went for Trump in the last election, accordingly, many of your client voted for him and they're seen your true colors.

When people get slow they get cranky and they want and need someone to share their pain. Unless you have other resources or are a trust fund baby it can be pretty scary on the first of the month when those Bill's come in and your income has dropped in some cases hy 50% or more. This is not a career for the feignt of heart and she doesnt do any AMC work so if she has two direct lenders and one or both slow down or close the business is over. I've been there in the past when two or three suddenly closed up or went the AMC route.
