Get out of appraising before it is too late. Go get a job somewhere before they are all taken by other Appraisers bailing out because DJT is going to crash the real estate market. He is so dumb he cannot do anything right.

Slow at the start of the year, but has picked up. I expect this year to be busier, but not super busy. Around 50% FHA Reverse, 25% FHA Reverse Mortgage Closeout REO which includes interior and exteriors, 25% everything else. I never pay much attention to how busy or slow others are because it never helps or hurts. When you’re a lone wolf/rogue shop every day is a new century. I do direct lending work, AMCs and credit unions. Haven’t done private parties in years, too much hassle. I think of myself as the garbage truck part of the industry, REOs, extremely rural properties, etc. I no longer solicit locally because no one stays at the same bank or mortgage company very long anymore and AMCs are constantly getting their business anyway. I don’t solicit from Relators because I have to compete with them when I use the other license and it can be problematic. Plus, most of the male Realtors are insanely jealous of me and most of the female Realtors won’t leave me alone. It’s lonely at the top.
 
Something is going on with Fannie Mae since 2022. Freddie Mac passed Fannie Mae in number of loans and dollar amount of originations in 2024. First time Freddie bought more loans than Fannie since 1991. Over the last two years Fannie Mae pulled back on appraisal waivers while Freddie continued to increase usage.

I don't know if it has anything to do with what is happening but Fannie has been saying that they are dealing with fraud with their multi-family portfolio.

FNMA stock has gone out the roof in last few months. Something is going on.

Yeah. Broke out of a 16 year base, retested it as support at $5 and trying to continue higher.
 
Since DT took office, my business went down by half, and now is down by 2/3. Anyone else super slow lately?
January had a lot of activity, but February has been dead slow. Sometimes Feb is the worst month of the year from past experience.
 
And, of course, in your view has nothing to do with tariffs and pending higher unemployment. Which are the reasons I cited, -and others state in articles -(I also don't like him )
Is there someone out there thinking, "Donald Trump may increase tariffs, so I shouldn't purchase a home now." Seems doubtful to me. :shrug: Anyway, busy as hell appraising farmland, but I don't live in the fun and exciting world of residential appraisal like most of the rest of you.
