Wild Fires In LA

I just heard that Congress is working on legislation overriding the California Coastal Commission, implementing standards for wildfire containment that counters the Commission's stance of minimal intervention. That'll create drama.
 
This guy's presentation is dry as toast, but he has a lot of thought about the nuances of rebuilding and replacing the infrastructures lost.

This will be a pain in the rear end to mediate, endless litigation before the obstinate relent and the focused get things done. I'll be dead before it looks normal down there.
 
It strikes me the choice is to let the developers run a free for all and rebuild even more expensive housing or rezone it all for much higher density housing plus add new management rules and regulations to cut down on residential plantings and encourage Xeriscape landscaping to all properties.

I am betting on costly and gorgeous modern-design housing of steel and concrete with desert landscaping and built-in fire mitigation systems. If there is a view, people will want to be there.
 
They're not going to rezone that area into medium or high density residential. The topo won't handle it and neither will the streets, transit or supporting services. Not to mention the urban runoff already being a problem with the state Coastal Commission. It probably will be rebuilt into ADU-central, though.

I personally never liked homes on narrow streets in steep hilly terrain.
I can't show that in my appraisals, but I can comment on the location characteristics and get comps in similar terrain/location.
How can fire engines get there fast and have the turnaround space in dead end streets? I would not spend millions to live in those "nature areas surrounded by trees" which some desire.
I remember the times when sunset gets near and besides getting too dark to take photos, I worry that it will be too dark and dangerous to get out of those narrow dangerous curving streets.
Even during daylight, I worry with one wrong turn, I would go down the hill and no one can find me. That was back in the times when we didn't have cell phones to locate someone.

I wanted to know who DeSantis appointed as replacement for Rubio so I asked my fellow Uber driver.
He didn't know. I was surprised he wasn't aware (or didn't care).
I think most Americans don't know who their Senators are or care.
