How Do You Complete 2 Or More Appraisals Per Day?

I wonder what ever happened to that guy who used to post a lot between 2006-2008, he was the cock of the walk for a long time, claimed to have a system far better than all the "chumps" he derided in here..... he seemed to disappear, maybe he got reviewed and is wearing orange and tidying up highway right of ways.

'06-'08 was not a good time to be cutting corners. My stuff was crap back then but at least it was ignorance not negligence.
 
You can make that doing fee work part time.

According to Salary.com the average residential appraiser makes about $50,000 per year and the average CG appraiser makes about $90,000 per year.

Some are average, some lazy and some like money. Salary dot com appraisers sound lazy to me.o_O
 
One fee a week is $20k a year.

ONE.

Do one more and you won't be average.

If you are not making six digits as a CG, you should sell used cars.

We are lucky to be in a profession that allows us to either eek out a living or make fist fulls of cash. You can even be average if you want to.
 
including tomorrow's 1 1004 and 1 draw for the month of october which ill type when i get home i completed 50 1004's, 2 2055's and 17 draws/finals. just missed my goal of 2 per day every day darn it! oh well, on to lucky november.

You are the absolutely craziest person I know. LOL I would be looking over my shoulder constantly and I do. You make me laugh though quite frequently. I take my job way more serious than you. You are either in a very homogeneous market compared to TN or you are crazy as a goat.

if you shoot all your comps, take pics of every room in every house you inspect, verify everything, and push out 3 comp reports all day long what is it i am supposedly missing? just your ordinary 63-70 work week. actually had a conversation with a great client who said, "we dont know how you dot it but keep up the good work. we like your reports." i think im just in the best area to appraise. im not doing anything anyone else couldnt do.

as a matter of fact i did a report today with an operating income state and comp rent schedule and had 4 of 6 comps all on the same street and the street was only 1/4 mile long. i wish you all could work where i work. thats why i happily pass on good clients to people on this forum. im here to help!
 
$25,000/month is a good 6 months for the average appraiser according to salary.com

thats 2.3 per week. WTF am i supposed to do for the remaining 6 days! and i guaranty you make more than that at your skill level.

That is the difference in markets that people have a hard time grasping. Somebody applying recognized techniques and methods of appraisal practice in one market can do so much more than appraisers in other markets due to differences in the markets.
 
The biggest time savers: I use "Dragon Speaking Naturally". . . .I dictate the reports. FAR faster the typing or a data entry person. More accurate too. I use Total for Mobile in the field. All subject improvement boxes are filled in when I return. I take photos with the Total program of the subject and comps and they are all ready in their pages and labeled when I upload. I do the sketch on Total which is uploaded when I return.

One other thing. . .ALL realtor contacts are by email. . .setting up appointments or confirming sales. I don't waste time on the phone, and this way I also have written record of conversations.

Did I mention stay off computer forums?

How long did it take you to train your dragon? I bought that software for my dysgraphic son several years ago and we just could not get it figured out.
